Maintenance Manager (live Out) East York

Job Description

Purpose:



In partnership with the Property Manager, be the point of contact for all maintenance and housekeeping related items as it pertains to your assigned property. Schedule and coordinate the maintenance and housekeeping activities and ensure a timely and correct administration of these activities. Work closely with the administration and leasing departments to coordinate smooth transition of product and services as it relates to current and prospective residents.



Main Responsibilities & Activities



Resident Relations:



Answer maintenance questions from residents. Communicate with residents with respect to any maintenance or housekeeping related matters. Prepare the notices for residents for regular maintenance by contractors in occupied suites. Prepare the 24-hour notices for residents for pre-move out inspections.

Maintenance Administration:



Based on work orders, generate Purchase Orders (PO's) to be approved by the Property Manager. Order trades based on approved PO's. Coordinate access for maintenance contractors and other trades. Match invoices with PO's. Close Work Orders in the system and give Work Order to Property Administrator to file. Completes building inspections on a routine basis and reports any issues to the Property Manager.

Coordination of Maintenance and Cleaning Duties:



Coordinate maintenance work in turn over suites. Schedule and coordinate daily cleaning of the properties. Schedule and coordinate daily maintenance requests. Weekly inspect recreation facilities. Perform move out inspections. Provide the availability of cleaning supplies and maintenance materials. Be a supportive member of the Residential Property Management Team. Ensures all health and safety policies are adhered to by the maintenance team.

Scope:



Report to the Residential Property Manager. Work in close cooperation with the Property Manager, Cleaning & Maintenance Staff, Office Staff, Project Manager and outside contractors. Provide emergency on-call coverage to coordinate contractors at site.

Qualifications:



Education

Minimum High school degree (Grade 12/13).

Experience

3 to 5 years of technical and practical experience. B.E.S Certification 1 or 2 preferred.
