POSITION SUMMARY:




Reporting to the General Manager, the Maintenance Lead is accountable for managing all regular and preventative maintenance; installation and repair of all assigned Building(s). Main duties include maintaining all machinery, planning repair activities and developing maintenance procedures. This position will play a key role in maintaining an injury free environment for all employees, tenants and visitors.


KEY ACCOUNTABILITIES (INCLUDE BUT NOT LIMITED TO):



Manage maintenance expenditures within the allocated budget. Perform scheduled maintenance based on daily, weekly, monthly and yearly preventative maintenance schedules. Manage the completion of all work orders in a timely fashion. Conduct follow up with departments on all repeat work orders. Complete a maintenance walkthrough of the building on a daily basis to identify deficiencies. Perform and oversee general repairs involving building maintenance, plumbing, electrical, window and floor repairs, etc. Check all appliance brought into the site by Tenants for their personal use to ensure safety and CSA Standard approval. Remove snow from perimeter walks as required. Receive delivered goods/supplies and furniture. Provide assistance with tenant room and furniture moves. Setup/tear down for special events and functions. Monitor facility maintenance expenditures. Develop and coordinate facility maintenance department master staff rotations and on-call schedule. Coordinate maintenance capital projects with outside contractors and vendors. Ensure all chemicals are properly labeled and securely stored. Understand where to locate and how to operate all major shut-off valves (i.e., domestic water shut-offs, sprinkler shut-offs, riser shut-offs, etc....) Perform maintenance on vacant suites (move-ins and move-outs). Understand where to locate and operate breakers in the tenants' suites and the electrical closets. Understand and become knowledgeable in the following procedures: + Power failure
+ Fire alarm activation
+ Building evacuation
+ Boilers
+ Always promote safe work practices, role model and provide leadership for safe work practices and behaviors for all contractors and staff.
+ Ensure team members are aware of and adhere to the safety requirements and expectations for the buildings.
+ Co-Lead all fire drills at the site level.
+ Participate in and support the organizational OH&S program.
Complete all mandatory in-services, departmental meetings and required organizational education. Other duties as assigned.

EDUCATION AND EXPERIENCE:



Grade 12 High School diploma and/or extensive experience working in a Maintenance role. Certificate from a program in general maintenance. Minimum of five (5) years' experience in a similar role is required. Demonstrated skills in light carpentry, plumbing, electrical work, painting and equipment maintenance. Ability to multi-task, excellent organizational and time management skills. Effective interpersonal and conflict resolution skills. Have knowledge of and ability to operate all fire equipment. Have strong Supervisory skills, customer service oriented; demonstrate initiative and ability to work with minimal supervision. Ability to perform required physical duties which may include bending, kneeling, reaching, standing for extended periods of time, climbing ladders, lifting and carrying boxes, tools and equipment. Must be prepared to respond to emergency situations, be on call and carry a cellular phone or pager and be able to work the hours necessary to ensure the effective operation of the residence. Must possess a valid provincial driver's licence and have access to a vehicle (may be required to possess a Class "F" driver's licence)

This position is a fast-paced, challenging, working environment that provides complex care to seniors and other marginalized populations. This role involves occasional periods of extended hours to facilitate the complexity of the care provided in this building and requires high cognitive function to absorb complex information and stress associated with managing emotionally charged situations. The ability to deal with competing priorities and using one's professional discernment to understand where the focus needs to be when being pulled in several directions.
