About UsT2 Condo Rentals is a new division of Times Group Corp. offering complete management of condominium rental properties for investors looking to maximize their returns while reducing risk. For over 35 years, Times Group have planned and built some of the finest commercial and residential buildings in the Greater Toronto Area and have launched a new service to assist investors with the day-to-day management of their rental properties.About the Opportunity
We are looking for a client facing, independent, motivated, well-rounded candidate for a full-time Leasing Associate position. This is a newly created position that will serve T2 Clients in all aspects of their condo rental leasing including sales and marketing, leasing administration and ongoing client support. The ideal candidate will ensure adequate marketing activity to minimize vacancy rates, assist in the management of all lease agreements, and manage the day-to-day administration of leases including complaints, repairs and maintenance and lease enforcement. This is a great entry level opportunity for someone that lives in York Region and is striving to work for a real estate driven company that is rapidly growing and expanding into the rental market.How You'll Contribute
As the Leasing Associate your responsibilities include:Information & Relationship Management: Customer Care or Liaison between tenant and client landlords. Providing detailed information of the vacant suites to prospective residents. Responding to rental inquiries in person, by phone and e-mail in a timely, pleasant, and informative manner. Coordinating appointments with prospective residents, building a relationship and show vacant suites. Provide feedback and recommendations on rental rates, promotions, and overall market conditions with a view of maximizing revenue at the property.Leasing and Lease Administration: Encourage and promote online leasing process for applications including deposits, pre-authorized payment, and resident portal registrations. Prepare listing advertisement descriptions and taking photos of the rental units. Provide prospective residents with the rental application form or, with the online instructions to complete the rental application. Prepare the Lease Agreement Paperwork in accordance with the Residential Tenancies Act and Landlord and Tenant Board. Schedule Tenancy Agreement signing appointment with resident(s) and have Tenancy Agreement signed by all relevant parties. Completing the necessary due diligence and reference checks on proposed tenants. Notify applicants of the status of their application within two business days of completion. Return all monies to 'declined' applicants as per company policy. Ensure effective and precise filing of all relevant documents. Participate in required training in order to comply with new or existing laws.Preparation for Leasing and New Residents: Inspect all vacant units with proposed resident prior to move-in date. Communicate and work with Property Management to ensure suites are delivered on time and as promised. Ensure that units are clean and well-maintained. If fail to meet acceptable standards of cleanliness, coordinate with internal contractors.What You'll Bring
Education: University Degree Basic accounting knowledgeWork Experience: Minimum of 1-3 years of customer-service/ sales experience in a fast-paced environment. Preferred: Relevant, recent experience in leasing or accounting. Preferred: Residential property management experience. Preferred: Experienced in Yardi Breeze experience. Preferred: Experienced in real estate transaction. Preferred: Experienced with basic home repairs.Language: Fluent in English required. Ability to understand and speak Cantonese or Mandarin preferred.Licence/Certification: Valid Driver's licence and access to a vehicle is required.Other: Intermediate understanding of Microsoft Office Tools. Well informed or proficient in the use of modern technology. Ability to prioritize multiple tasks. Ability to perform duties independently and carry out projects of varying complexity. A self-starter and team player with the ability to work in an entrepreneurial environment. Ability to multi-task and balance competing demands from both clients and management. Ability to think critically and creatively when solving problems. Work well in high-pressure environments and meet deadlines on time with minimal error. Strong administrative, time management and organizational skills. Strong verbal and written negotiation, presentation, and communication skills. Energetic, motivated, positive attitude.
