SUMMARY

The Lease Auditor II is responsible for providing comprehensive full lease audit services. Specific responsibilities include but are not limited to auditing and reconciling rent, additional rent and property tax invoices against the terms and conditions of the leases, and identifying and negotiating the recovery of overcharges with the landlord and/or government representatives.

At this position level:

• Leases are typically of moderate complexity

KEY DUTIES & RESPONSIBILITIES

• Conducts comprehensive full audits of charges received from landlords to ensure compliance with the terms and conditions of the leases
• Audits and reconciles rent, additional rent and property tax invoices received against the terms and conditions of the leases
• Corresponds with landlords and government tax representatives to obtain clarification for charges
• Identifies overcharges and negotiates recovery with the landlord
• Authorizes payment of rent, additional rent and property tax invoices
• Prepares and compiles savings report to demonstrate realized savings. Updates, compiles and prepares all other related reports
• Provides input for budget review of operating costs and direct charges, as required
• Reviews and drafts lease documentations, as required, for special projects
• Other duties as assigned

KNOWLEDGE & SKILLS

• Community college diploma preferably in accounting
• 3 to 5 years of lease audit work experience or 3 to 5 years of accounting work experience within the real estate industry
• Developed lease interpretation and application skills
• Developed comprehensive full lease audit skills
• Highly advanced verbal communication and negotiation skills with ability to achieve desired outcomes through negotiation
• Advanced analytical skills. Demonstrates ability to identify and determine reasons for discrepancies in charges against lease agreements
• Knowledge of industry practices
• Accounting knowledge and skills with ability to read, understand and interpret general ledger
• Ability to research, investigate and determine reasons for discrepancies in charges against lease agreements
• Strong ability to articulate issues at hand and coordinate with external legal counsel, where necessary
• Previous work experience or exposure to retail, commercial or industrial sectors

Licenses and/or Professional Accreditation

• One of the following, an asset:
• Certified General Accountant from Certified General Accountant
• Chartered Accountant of Canada from Institute of Chartered Accountants
• Certified Management Accountant from Certified Management Accountant
