Sustainabuild is an advanced off-site construction company specializing in panelized wall, floor, and roof systems. Our factory-driven approach combines structural engineering, digital design, CNC-precision manufacturing, and efficient on-site assembly. We build high-performance homes for the Atlantic Canada market using next-generation off-site methods.
We are hiring a high-capacity 3D Modeller + Estimating Specialist to own our digital design-to-fabrication pipeline. This role will be acting as the lead of the 3D Modelling division of Sustainabuild and will coordinate directly with the management team.
Role Overview
This is a senior technical role responsible for:
Creating full structural 3D panel models in SEMA and other software programs
Generating shop drawings, takeoffs, and CNC files for the factory
Translating architectural and structural plans into manufacturable panels
Integrating SEMA outputs with estimating, scheduling, and procurement workflows
Acting as the bridge between design ? engineering ? production
This person must have construction experience, understand framing, and be able to identify constructability issues long before they reach the factory floor.
Key Responsibilities
1. SEMA 3D Modelling
Build complete 3D framing models for wall, floor, and roof systems
Apply platform framing logic, structural load paths, and panel breaks
Model sheathing, service cavities, insulation depths, blocking, and openings
Maintain standardized templates for wall types, roof systems, and floor assemblies
Produce accurate, build-ready panel shop drawings
2. Estimating & Material Takeoffs
Generate full material takeoffs directly from SEMA models
Export and refine cut lists, sheathing schedules, and lumber reports
Integrate SEMA data into procurement lists and cost estimates
Work with management team to finalize compile estimates and complete purchase orders
Help develop standardized estimating workflows for panel systems
3. CNC + Manufacturing Integration
Export machine files to various CNC equipment
Validate CNC output before it enters production
Ensure models and cut lists match factory capabilities
Support the factory team with interpretation of panel drawings and sequencing
Troubleshoot CNC conflicts, geometry issues, or framing anomalies
4. Architectural & Engineering Coordination
Convert architectural DWG/DXF/IFC files into framing-ready layouts
Work with third-party engineers on span checks, shear walls, and point-loads
Apply engineering markups directly into SEMA models
Resolve field conflicts before panels arrive on site and coordinate changes with carpenter
5. Workflow, Integration & Continuous Improvement
Help build the Sustainabuild SEMA standards library
Integrate SEMA with Revit/SketchUp, scheduling, and procurement systems
Improve design-to-fabrication workflows as the factory scales
Document modeling standards, naming conventions, and version control
Provide leadership and training within the pre-construction modelling division of Sustainabuild
Qualifications
Required
3+ years in construction design, drafting, or timber framing
Strong understanding of framing, panelization, and building envelopes
Experience with some combination of: SEMA, Revit, AutoCAD, SketchUp, or other 3D construction platforms
Note - Training program specific for SEMA Software is available with the position if no previous experience Ability to read and interpret structural drawings
Strong computer literacy and aptitude for learning new software quickly
Excellent problem-solving skills and ability to work independently
Preferred
Experience modeling for CNC or prefabrication environments
Background in architectural technology, structural engineering, or carpentry
Familiarity with building codes and timber construction standards
Experience producing material takeoffs or construction estimates
Understanding of NBCC/CSA standards for residential construction
Success Metrics for This Role
Within 6 months, this role is expected to:
Produce accurate SEMA models for full residential builds
Deliver complete shop drawings and CNC files with minimal revision
Reduce onsite errors and factory rework through proactive modeling
Produce reliable estimates derived from SEMA outputs
Standardize various panel system templates
Enable faster factory throughput by improving model clarity and consistency

Work Environment
Head Office: Office setting located in Summerside (Primary Location) - Work will be done remotely until Spring of 2026 with the opening of Sustainabuilds new head office
Factory: Indoor environment with exposure to tools, machinery, and equipment
On-Site: Outdoor construction sites with exposure to varying weather, dust, and noise.
