WHAT YOU WILL BRING TO THE POSITION & ORGANIZATION
The Housing Manager is accountable for the day-to-day management of their specified LutherCare Communities Housing Facility as well as the development, coordination, and implementation of programs and services that will enhance the quality of life for all residents.

Reporting to the Director of Housing, the Housing Manager ensures the building and property are well maintained to protect the longevity of the assets. The Housing Manager initiates budgetary planning and financial review of departmental units and their line expenditures and is responsible for the marketing program relative to rental units within the facility. Through maintaining positive relationships with residents and providing facility tours to the public, the Housing Manager enhances the public image of LutherCare Communities.


QUALIFICATIONS

  • Grade 12 education
  • Post secondary degree/certificate related to the position
  • Experience working with seniors, minimum of 5 years in a management/supervisory position

WHAT YOU WILL DO
1. Resident Relations
  • \xe2\x80\x9cBe there\xe2\x80\x9d for residents to share their concerns and provide guidance or suggestions that will be of a benefit and comfort to them
  • Take time to listen and share a few moments with residents who may be lonely and may have difficulty adjusting to a different environment
  • Ensure the Resident\xe2\x80\x99s Council is in place and functioning effectively
  • Attend Resident\xe2\x80\x99s Council Meetings when invited and to act in an advisory role
  • Attend Residents functions when available and participate in the activities as time permits
  • Implement group support, through the Tenant Service Coordinator, for residents having difficulties

2. Physical Plant Management Duties
  • Ensure that the grounds, property, building and suites are well maintained
  • Ensure general inspections of suites are conducted in cooperation with maintenance staff and determine the work required
  • Inspect the work of the maintenance and janitorial staff
  • Keep an up to date inventory of all equipment
  • Order materials and supplies as required, certify goods are received and ensure prompt payment for the same
  • Oversee the maintenance of all equipment to ensure it is in good working order and when applicable, ensure maintenance contracts are in place

3. Financial Management Duties
  • Monitor activities to ensure cost control within the approved budget
  • Prepare annual operational and capital forecasts with anticipated changes which will have a direct impact on upcoming budgets
  • Provide information to accounting to enable up to date financial reports and review financial statements

4. Marketing Duties
  • Be familiar with the marketing program
  • Meet with potential residents (individual or group tours) providing general information on the assigned housing complex, showing suites and the other amenities as well as carefully explaining other services available
  • Handle all paper work of the leasing transaction being careful to explain all aspects of the LL arrangement including the Buy Back procedure, if applicable

5. Rental/Sale of Suites
  • Maintain an up to date waiting list of applicants, ensuring that application forms are complete and if applicable, ensure incomes are properly substantiated
  • Work with the Tenant Services Coordinator to ensure that the applicant will be able to function independently in a rented unit
  • Ensure admission and discharge procedures are followed according to LCC philosophy and policy
  • Administer rental policies, recommend rental fees and deal with related matters
  • Ensure that each resident receives a copy of the rental agreements and ensure that they understand all points covered within the agreement
  • Explain to the residents their rights, privileges and responsibilities while showing proper respect to other resident\xe2\x80\x99s property and buildings

6. Staffing Duties
  • Select, supervise, train, motivate, orientate, discipline and terminate staff as required
  • Work with contractors for maintenance expectations
  • Supervise the following employees as applicable:
    • Intermediate Care Home Coordinator
    • Housing Management Assistant
    • Tenant Services Coordinator
    • Maintenance Personnel
    • Activity Worker
    • Contract Workers

7. Other Duties
  • Aware of safety requirements and works safely at all times
  • Provide Human Resources with monthly reports as required
  • Oversee the operations of the Temperance Intermediate Care Home
  • Associate with the Director of Housing, Property Manager and Executive Management
  • Associate with outside contacts: Sask. Housing Corporation (or ownership group if applicable) and Law Firms
  • Become a member of the LCC Management Forum
  • Abide by Policies and Procedures of LutherCare Communities
  • Complete other job-related tasks as assigned by LutherCare administration, including but not limited to the Director of Housing

KNOWLEDGE, SKILLS & ABILITIES
  • Fluently able to read, write, speak and understand English
  • Excellent administrative, organizational and interpersonal skills
  • Effective skills in human resource management and supervision
  • Significant ability to manage a budget and assist in the development
  • Effectively addresses concerns of residents/ clients, relatives, staff and advocacy groups
  • Successfully demonstrates sensitivity, patience and concern in providing quality service to residents
  • Proficient in word processing, spreadsheets and reporting data including Microsoft Word and Excel
  • Effectively demonstrates tact, sound judgment in decision making and discretion
  • Consistently remains calm in an emergency and take decisive action
  • Positively adapts to change and seeks out opportunities for quality improvement
  • Effectively works with residents, staff, committees, contractors and other departments of LCC
  • Effectively manages time, and priorities while positively responding to multiple interruptions through the day
  • Skills in team building, leadership and public relations
  • Good understanding of employment/human rights legislation
  • Knowledge of property management for a multi-unit housing complex
  • Knowledge of community programs, and other services available to the aging population
  • Knowledge of risk management, safety requirements and emergency procedures within a multi-unit housing complex
  • Demonstrable knowledge of principles of Gerontology
