PARC is a social service agency that works with members on issues of poverty, mental health, addictions, homelessness and food security. Members access services and develop relationships with our staff and one another through four core areas of operation: a drop-in centre, a peer-support program, an outreach program, and supportive housing. PARC also provides property management services and is seeking a Housing Maintenance Worker.
Role Description
Reporting to the Property Maintenance Manager. The Housing Maintenance Worker will perform preventative and unscheduled reactive maintenance, as well as environmental, health and safety, and other special initiatives by performing the following duties, with a goal of providing exceptional customer and resident satisfaction through the delivery of excellent service to all residents at all times.
RESPONSIBILITIES
General Maintenance
Perform scheduled, preventive, routine, and emergency maintenance as directed by the Maintenance Manager or Community Manager, and communicate utilizing Property Vista software;
Executing general repair and maintenance work including painting, plastering, basic plumbing (e.g. replacing faucets, unblocking toilets), and electrical work (tasks that do not require an electrician's license, e.g. replacing light fixtures or electrical outlets)
Complete maintenance repairs on a timely basis to ensure resident satisfaction and safety following priority guidelines such as health and safety, fire code, health regulations and RTA (Residential Tenancies Act)
Emergency response and on-call duty, as required
Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting
Perform general building maintenance/repairs (e.g., lighting, door repairs. etc.)
Provide excellent tenant service through clear communication and provision of notice of entry as required
Coordination, monitoring and performing cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or others as assigned by the Maintenance Manager.
Contact and direct contractors for quotes and other classifications/trades as required to complete projects and repairs
Administration
Ensure maintenance and records, files, and documentation are maintained accurately and timely and in accordance with established procedures utilizing Property Vista software
Comply with regular fire and life safety standards, including monthly testing and annual drills;
Maintain all logs and safety checks.
Performing seasonal duties as assigned
Health and Safety
Ensure compliance with all legislation, including but not limited to: The Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act;
Understand and adhere to Health and Safety policy; ensure a thorough knowledge and understanding of emergency procedures including fire, flood, and mold remediation for all staff;
Familiarity with the emergency operation of electrical systems, elevator, boiler/chiller, fire panel and life safety systems, mechanical systems, sprinklers and timer systems;
Ensure all vendors and contractors comply with the established Health and Safety policy, and immediately report any infractions, hazardous conditions, or damaged equipment to the Maintenance Manager or Community Manager;
Ensure the effective monitoring and control of all building access including cylinder lock and electronic systems;
Experience and Qualifications
Two years of general related experience preferred, with skills in painting, plastering, basic plumbing and electrical work
Awareness of occupational health and safety practices, emergency systems operation and the Residential Tenancy Act
Good ability to develop and sustain cooperating working relationships with staff, contractors, the public, and especially residents;
Familiarity with smartphone and tablet technology
Entry-level skills in Microsoft Office and computer proficiency required.
Ability to work well as a team and independently. Highly organized with the ability to prioritize and complete tasks in a set time frame is crucial.
Availability to work during and outside regular hours, including evenings and weekends.
Ability to provide immediate response during on call
WHMIS certification.
