With 244 housing units, representing 366 members, Quarry Cooperative is the largest housing co-op in Ottawa. Our maintenance team oversees capital projects and day-to-day maintenance requests from residents and staff in a timely and professional manner.

The Role:



Reporting to the Quarry Cooperative Board Liaison through the Maintenance Committee Lead the Contract General Maintenance Technician:



Performs tasks related to the general maintenance of Co-op housing units, buildings, facilities, and grounds to industry standards.

They execute minor repair work, maintain equipment, tools, and installations and perform preventive inspection of buildings, systems, and grounds.

In conjunction with the Board liaison through the Maintenance Committee Lead, they are responsible for the maintenance operation of the Co-op, projecting and managing capital projects, and supervision of other workers and contractors as required.

Job Duties:



follow all Co-op and job specific safety policies and reports any incident, accident, and/or hazard immediately.

follow established safety procedures and wears protective equipment when needed.

log, track, and respond to maintenance requests from residents and staff in a professional manner;

review maintenance related invoices for accuracy, completeness, and cross reference with related work orders;

provide residents with 48 hour notice of entry to individual units for purposes of maintenance;

Perform general regular maintenance duties, and attend to virtually all parts of the buildings in question, including the flooring, ceiling, walls, windows, fixtures, and systems to industry standards;

Make adjustments and minor repairs to heating, ventilating, plumbing and electrical systems, and schedule tradespersons for major repairs;

perform other routine maintenance jobs such as painting and drywall repair and finishing;

maintain inventory of tools, supplies, and equipment and make minor purchases as required

make recommendations and requests for new maintenance products and equipment as necessary

schedule deliveries from suppliers

perform daily inspections on the buildings, grounds, and systems.

schedule skilled trade persons such as electricians, plumbers, and other required skilled trade persons

provide general assistance to skilled trade persons such as mechanics, electricians, carpenters and plumbers

coordinate the preparation of housing units prior to the arrival of new residents

ensure that security and safety measures are in place in the establishment

perform maintenance on amenities and general landscaping

may move heavy furniture, equipment, and supplies

may supervise other workers.

may train new maintenance staff when necessary

Other related duties

Competencies



High school diploma required

2-5 years building maintenance experience required, property maintenance preferred

Previous trade experience (plumbing, electrical, construction) an asset

Excellent oral and written communication skills with excellent customer service skills required

Able to read and interpret documents such as safety rules, safety awareness information, operating and maintenance manuals/instructions, procedure manuals, and technical drawings required

Excellent organizational skills required

Ability to write routine reports and correspondence, and keep logs required

Ability to work independently with minimum supervision or as a team required

Ability to stand for long periods of time with frequent bending and working in small spaces required

Must be able to lift a maximum of 50 pounds.

CPP, EI, and Income Taxes



The contractor is responsible for paying their own income taxes and benefits such as medical insurance, payment to Canada Pension Plan (CPP) or other pension contributions, Employment Insurance (EI) premiums, Goods and Services Tax (GST/HST), and Federal and Provincial income taxes.

Holidays, Sick Time



Quarry Cooperative does not pay for sick time or holidays.
