MSCC 759 is seeking a dependable, skilled, and service-oriented
Full-Time Custodian and Building Manager
to oversee the day-to-day maintenance and operations of our condominium. The successful candidate will ensure the property is clean, safe, and well-maintained, while also providing excellent service to residents and supporting the board and property management team.
JOB DESCRIPTION AND KEY RESPONSIBILITIES
Custodial and Cleaning Responsibilities
Perform daily cleaning of common areas including lobbies, hallways, elevators, stairwells, and amenity spaces
Sanitize high-touch surfaces and maintain washrooms in hygienic condition
Prepare garbage and recycling bins for use and ensure proper disposal; keep garbage facility and bins clean and free from debris and waste
Respond promptly to spills, accidents, and urgent cleaning needs
Maintain janitorial supplies and equipment inventory
Maintaining (i.e. making the bed, replacement of linens and towels) and cleaning the guest-suite
Laundering the guest-suite linens and towels
Building Maintenance and Repairs
Conduct routine inspections of lighting, HVAC, plumbing, elevators, and safety systems
Perform minor repairs and replacements (e.g., bulbs, filters, fixtures, paper towels)
Follow the Building Manager schedule of duties for preventive and corrective maintenance
Assist with seasonal tasks such as snow removal, salting, and exterior upkeep
Conduct site inspections for debris and waste materials outside of the building and in parking areas, pick-up discarded items
Clean and maintain the cleanliness of maintenance/mechanical rooms
Ensure all common element entry/exit points are closed and secured
Contractor and Vendor Oversight
Coordinate access and orientation for contractors and service providers
Monitor work quality and adherence to safety and building standards
Report issues or delays to the Property Manager
Developing and maintaining rapport with vendors and service providers
Resident and Board Liaison
Communicate professionally with residents regarding concerns or maintenance issues
Report by-law infractions or complaints to the Property Manager and Board
Operational Support
Unlock and secure building entrances as scheduled
Maintain logs of maintenance activities and incident reports
Ensure compliance with health, safety, and fire regulations
Limit renovation noise to designated hours (e.g., 9:00 AM to 6:00 PM, Monday to Saturday)
Booking and preparing elevators for move-in and move-out
Managing guest-suite bookings and operations
Administering and monitoring the visitors' parking program
Other Duties
Perform other reasonable and related duties as assigned by the Employer
Adhere to stop work orders issued by Management
Report infractions or breach of condo regulations to property management
Work Schedule:
Full-time hours
Flexibility to respond to occasional after-hours emergencies
Compensation:
Compensation paid to the Employee for the services rendered by the Employee as required by this Agreement (the "Compensation") will include a wage at the rate of
$45,000.00 (dollars) per annum
. Plus, the successful candidate would be offered a live-in suite and utilities (approximate value $16,800.00 per annum).
