The WAAP Housing Society is wholly owned by the Lax Kw'alaams Band and is categorized as a not-for-profit society. The society was created to access funding for major housing projects for the Lax Kw'alaams membership. The WAAP Housing Society manages a 20-unit rental project in Lax Kw'alaams, which was recently completed and is now ready for rentals. The 20-unit rental includes twenty 3-bedroom townhouses (two four-plexes and two six-plexes). In a few short months, another 70-unit housing project in Prince Rupert will be completed and ready for occupancy. Another 38-unit housing project in downtown Prince Rupert will also be built in the near future.
Position Summary
As a contractor Property Manager, you'll be responsible for overseeing day-to-day operations, tenant relations, maintenance, and financials for one or more affordable housing properties in accordance with BC Housing, BCNPHA, and relevant funding agreements. The location is primarily based in Prince Rupert, with occasional visits to Lax Kw'alaams to manage the 20 unit development.
? Oversee preventive and reactive maintenance, capital repairs
? Coordinate with contractors, review invoices, manage vendor relationships
? Conduct regular site inspections and ensure compliance with housing standards
? Prepare and manage budgets, monthly financial reports, variance analysis
? Maintain records and reporting for audits and funding compliance
? Act as liaison with community stakeholders, elected officials, and funders
? Resolve tenant concerns and enforce policies under the Residential Tenancy Act and internal guidelines
Qualifications & Experience
? Diploma or degree in property management, real estate, business, or equivalent experience
? 3-5+ years in residential or nonprofit housing/property management
? Strong knowledge of the Residential Tenancy Act (BC)
? Experience managing finances, budgets, and reporting
? Excellent communication, conflict resolution, and tenant relations skills
? Familiarity with property management software and MS Office
? Valid BC driver's licence and reliable vehicle
Contract Terms & Conditions
? Contractor role (not salaried employee)
? Full-time equivalent (35-40 hours/week), flexible schedule as needed
? Occasional evening or weekend availability required
Hourly Wage Range (Contractor)
Based on BC job market data, comparable property manager roles in BC tend to average $23-$33/hour. A reasonable contractor rate range is $25.00 to $35.00/hour depending on experience, location, and scope of responsibility.
