Maintenance Manager Job Summary:



Oversees the day-to day Maintenance Operations Management of the Co-op that is in downtown Toronto that is currently part of the City of Toronto and Toronto Community Housing Corporation (TCHC) Alexandra Park Revitalization Project that began in 2014 and will be completed in 2038 by Tridel that will deliver 410 new units comprised of townhouses and 2 apartment buildings. The Maintenance Manager will have accountability for the Property through the management of the Property's maintenance resources, building systems and equipment while adhering and maintaining all regulatory health and safety inspections, codes and by-laws. The Maintenance Manager will ensure that all contractual requirements are met and achieved to maintain and foster a collaborative working relationship with all external Stakeholders and Contractors.

The Maintenance managing a team of maintenance staff will be responsible for maintenance repairs, inspections and preventative maintenance for both the old and new property. As a member of the project management team utilizing hands-on knowledge will ensue that all project deliverables for the Co-op form Initiation to Project Closure are met for a quality unit turnover and warranty compliance period.

The Maintenance Manager working collaboratively with the co-op's Property Manager will provide leadership and guidance to the Board of Directors, TCHC Representatives and Staff Members through transfer of knowledge, recommendations, coaching and performance management activities that foster a collaborative teamwork environment.

Key Job Function: Maintenance and Repair Management:



Identifies infrastructure repairs and participates in the development of the maintenance, replacement, and repair plan with Property Manager and TCHC Facility Facilities Management Services for the Co-op

Participates in weekly Property Management Leadership meetings to review, discuss and address any health and safety infrastructure issues during the Revitalization Project Transition Period for both the old and new property grounds and units.

Oversees the maintenance and repair requirements for the Co-op's Residential units, Common Grounds and Systems to maintain the asset value, meet legal, regulatory and safety requirements (i.e. Fire Code, Elevator Code, Electrical Safety Authority, etc.) and other building and company maintenance standards.

Performs regular /and annual site, system and unit inspections that includes written inspection notes, identification of deficiencies, actions repair/maintenance activities and audits results for quality and completion.

Initiates work order tickets with TCHC Call Centre and coordinates with TCHC Facility Management Group for the repair and resolution of maintenance requests for the Co-op

Participates in the preparation of capital project plan and project documents

Provide input and/or completion of quote tenders for repairs and on-going and seasonal maintenance contract work in accordance with Board and Co-op By-Law requirements for tenders and approvals

Maintains all reporting and tracking systems, procedures, documentation and measures related to life, safety, emergency response and security.

Directs and inspects all maintenance work performed including those of staff, independent Contractors and other third parties to ensure quality and work scope has been delivered based on quote or service agreement

Reviews and/or approves the purchase of equipment and services in accordance with Board and Co-op By-Law policies.

Manages and coordinates the on-site cleaning activities for the Co-op and overseas the day-to-day cleaning duties of the Cleaning Staff

Participates in providing on-call after hours emergency calls coverage for the Co-op.

Key Job Function: Resource Management:



Participate in the interview, selection and hiring process of Maintenance and Office Staff for the Co-op in collaboration with Corporate HR Coordinate, Review and Approve Resource assignments, schedules and requests Prepare and conduct annual performance reviews with Staff and provide input into Corporate Review Process Conduct monthly meetings with Staff to review job performance and deliverables and document performance updates in the Employee files Provide coaching and feedback as necessary during the performance management process
Provide input and participate in Staff Disciplinary Incidents with HR Department.

Key Job Function: Project Management:



Participates in the Alexandra Park Revitalization Project Building Systems and Specification Reviews and Approval Management

Develops the Alexandra Park Revitalization Project Maintenance Training Requirements Management for systems, equipment, preventive maintenance and applications for buildings and townhouses

Develops and implements the Alexandra Park Revitalization Project Maintenance Policy and Process Documentation for new building and townhouse requirements

Develop and implement the Alexandra Park Revitalization Units Work Order Repair process, policies and procedure

Develop and implement the Revitalization Building, Grounds, Systems and Preventative Maintenance process, policies and procedures for Staff and Contractors

Participate in the implementation and training requirements for the Building Automation Systems (BAS) and Building Maintenance Systems (BMS) Management applications in coordination with TCHC Construction Team.

Develop, implement and oversee the Alexandra Park Revitalization Project Builder Deficiencies Repairs, Replacements and Expense Management process, policies and procedures in coordination with TCHC Construction Team

Develop and participate in the Alexandra Park Revitalization Project Unit Turnover for the Co-op in coordination with TCHC Relocation Team

Oversee the administration of Shared Services Agreement in coordination with TCHC Construction Team

Function: Inspections and Warranty Management:



Participate and conduct the Alexandra Park Revitalization Project Quality Control and Commissioning guidelines and process for the Co-op

Develop and participate in the Alexandra Park Revitalization Project Pre-Delivery Inspection (PDI) for the Co-op in coordination with TCHC Relocation Team

Develop, implement and oversee Alexandra Park Revitalization Project Warranty Period Inspections, Monitoring and Tracking process, policies and procedures in coordination with TCHC Construction Team

Participate, implement and oversee the Alexandra Park Revitalization Unit Condition Inspections in coordination with TCHC Relocation Team

Develop and oversee the Quarterly and Semi-annual Alexandra Park Revitalization unit Inspections in coordination with TCHC Relocation Team

Job Type: Full-time

Pay: $50,000.00-$55,000.00 per year
