FACILITIES MAINTENANCE SPECIALIST



Position Overview



As a

Facilities Maintenance Specialist

, you play a key role in ensuring our properties are safe, functional, and well-maintained. You will perform hands-on maintenance and repair work with a strong focus on HVAC systems, plumbing, and electrical troubleshooting, while supporting the Operations Management Team with property inspections, seasonal maintenance, and client service.

This position is ideal for a technically skilled, self-motivated individual who enjoys a balance of fieldwork and coordination with property management operations.

Key Responsibilities



Maintenance & Repairs



Diagnose, repair, and maintain HVAC systems, plumbing, electrical, and mechanical components across residential and commercial properties. Conduct preventative maintenance on furnaces, air conditioners, water heaters, pumps, and electrical panels. Complete general carpentry, painting, drywall, and minor structural repairs as needed. Prioritize and respond to maintenance tickets efficiently while ensuring quality workmanship. Coordinate with licensed trades where necessary; obtain quotes and approvals for work exceeding budget thresholds.

Property Management Support



Perform scheduled property inspections and seasonal upkeep (groundskeeping, snow/ice control, landscaping support). Facilitate move-in and move-out inspections, prepare units for turnover, and document repairs or deficiencies. Upload photos, invoices, and detailed notes into the property management software. Deliver official documentation such as Landlord and Tenant Board (LTB) notices, service letters, and other communications as required.

Emergency Response



Respond to urgent calls including:

Gas leaks Water leaks/floods Power outages Break-ins or security concerns
Provide after-hours support as part of an on-call rotation for emergencies occurring between 7:00 PM - 7:00 AM.

Administrative & Communication



Maintain clear communication with the Operations Management Team regarding ongoing work orders and timelines. Ensure all quotes and invoices are uploaded, matched, and reconciled within the property management system. Submit accurate daily logs outlining completed work, materials used, and pending tasks.

Qualifications & Skills



Minimum 2 years' experience

in facilities, building, or property maintenance.

Technical proficiency

in HVAC, plumbing, and electrical systems -- certification or apprenticeship experience preferred. Valid driver's licence with reliable transportation. Strong customer service and communication skills with the ability to handle tenant interactions professionally. High level of

organization, attention to detail, and time management

. Ability to work independently and manage multiple priorities under pressure. Familiarity with

Landlord-Tenant Board regulations

and property management software (Yardi or similar) is an asset. Knowledge of

Health & Safety and Ontario Building Code

compliance practices. Completion of trade courses or relevant certifications (e.g., Gas Fitter 2/3, HVAC Technician, Electrical/Plumbing experience) considered a strong asset.

Job Types: Full-time, Permanent

Pay: $30.00-$38.00 per hour
