We are looking for someone Manage some of our most important aspects of our business. This role will be the key owner and manager of Base31's facilities, and day to day site operations. You will have a team to support you, and work alongside some of the best in the area, calibrating together to ensure we are always working Safley, ensuring we are ready for our seasonal programming and events, full cycle maintenance management, and bringing the highest of quality customer service and care to our clients and stakeholders.
We are looking for someone who is a leader, team player, and understands what needs to be done from the Facilities and Operational Management lens, while bringing experience in problem solving, critical thinking, and decision making to the team.
This role has seasonal high points and stabilizes in the low season. This means that during our peak season the role supports the business in an on-call rotation, and at times will work evenings and weekends in order to support events and facilities. Typical hours of work are Monday through Friday 8:30 to 4:30, however these hours may be adjusted at any time to support business needs.
Key Responsibilities
Safety & Compliance Leadership
Champion BASE31's safety culture by enforcing health, safety, and emergency response protocols
Ensure compliance with all applicable legislation, policy and procedures
Collaborate with JHSC to support regular inspections, implement corrective actions, and reporting to the leadership team recommendations and follow up
Operational Oversight
Own day-to-day operations and maintenance of BASE31's facilities, including historic buildings, grounds, utilities, and event spaces
Maintain preventative and corrective maintenance schedules for all systems (safety, electrical, plumbing to name a few)
Ensure operational readiness for seasonal changes and large-scale events
Contribute to long-term facilities planning and capital improvement priorities in support of Base31's growth and sustainability.
Monitor and optimize energy usage and sustainability initiatives
Event & Seasonal Readiness
Collaborate with programming, food and beverage, and event teams to prepare facilities for concerts, festivals, and community events
Coordinate logistics for site setup and teardown, ensuring minimal disruption to operations
Anticipate seasonal needs (winterization, landscaping, outdoor amenities) and plan accordingly
Team Leadership & Development
Supervise and mentor the operations team, including maintenance technicians, groundskeepers, custodians, and seasonal staff
Set clear goals, provide coaching, and conduct performance evaluations
Foster a culture of accountability, collaboration, and continuous improvement
Partner with People & Culture to create career development pathways for team members
Guest & Stakeholder Experience
Act as the on-site ambassador for BASE31, ensuring a welcoming and safe environment for guests, tenants, and partners
Respond promptly to guest and tenant inquiries related to facilities
Implement initiatives to enhance guest satisfaction and comfort
Financial Stewardship
Manage operational budgets, including maintenance, utilities, and capital projects
Track expenses, forecast costs, and identify opportunities for savings without compromising quality
Oversee inventories and operational supplies to support efficient, cost-effective site operations
Oversee vendor procurement process, contracts and ensure compliance with service-level agreements
Vendor & Contractor Management
Source, negotiate, and manage relationships with external service providers
Monitor vendor performance and ensure adherence to BASE31 standards
Coordinate contractor activities to minimize disruption to guests and operations
Technology & Process Optimization
Utilize facility management systems for work order tracking, asset management, and reporting
Implement technology-driven solutions to improve operational efficiency
Maintain accurate records of inspections, maintenance, compliance documentation, inventory and asset location
Qualifications
G License Required
Leadership/Supervisory experience
Experience in preventative maintenance
May be required to work from heights or utilize a platform to support work.
Familiarity with accounting software (Microsoft Dynamics) and work order systems (Spiceworks) considered an asset
College Diploma is an asset; however we will look at candidates who have a high school diploma and work experience.
Base31 operates seven-days a week cultural district, which requires 24/7 on-call management of site teams, and some weekend work
