About the Role
You will independently manage a large portfolio of
400-800 residential units
across multiple properties, leading staff, optimizing financial performance, and ensuring an exceptional tenant experience. This is a hands-on role for a strong leader who thrives in a fast-paced environment and wants to contribute to a company with a long-term vision for growth and community impact.
Key Responsibilities
Portfolio Oversight
Manage a portfolio of 400-800 units across 10-15 properties.
Set, monitor, and adjust market rents through competitive analysis.
Drive high occupancy, minimize arrears, and reduce vacancies.
Staff Leadership
Lead and mentor building managers, maintenance staff, and admin support.
Conduct regular site visits and staff check-ins to ensure accountability.
Participate in hiring, onboarding, and performance management.
Financial & Strategic Duties
Prepare and manage operating budgets and capital expenditure plans.
Identify opportunities to control costs and increase revenue.
Negotiate contracts and oversee vendor relationships.
Provide ownership with clear, data-driven updates on portfolio performance.
Tenant Relations & Risk Management
Lead resolution of tenant disputes, hearings, and evictions.
Ensure compliance with Nova Scotia tenancy laws and company policies.
Protect and enhance Templeton's reputation with professional, proactive communication.
Maintenance & Capital Projects
Coordinate large repairs and renovations in partnership with the capital projects team.
Oversee timely unit turnarounds to support leasing activity.
Monitor building systems and manage preventative maintenance programs.
What We're Looking For
5-10 years
of residential property management experience (multi-site preferred).
Proven ability to independently manage large rental portfolios.
Strong financial acumen with experience in budgeting, forecasting, and P&L responsibility.
Extensive knowledge of the Halifax and Nova Scotia real estate market.
Skilled at supervising staff and resolving complex tenant issues.
Knowledge of
Nova Scotia tenancy law
and building operations.
Tech-savvy, with property management software experience (Buildium, Yardi, or similar).
