Duka Property Management Inc. currently has a

Dock Master

position available for a residential condominium in Downtown Toronto.

The Dock Master reports directly to the Condominium Manager and is responsible for providing friendly, courteous assistance to owners and trades of the corporation. The Dock Master is required to work independently with the least amount of supervision. The Dock Master is expected to develop a good working rapport with owners and trades and demonstrate strong time and facility management skills. A diplomatic professional attitude must be always maintained when dealing with the public, owners of the Corporation, and building management staff.

The ideal candidate should have:

Outstanding punctuality, ability to keep up with deadlines and work under pressure and changing priorities. Strong customer service and interpersonal skills. Working knowledge of loading docks and freight elevators. Solid traffic management skills. Excellent communication skills and ability to follow/provide clear instructions. Excellent problem-solving skills, resourcefulness, decisiveness, and use of independent judgment. Ability to multitask and coordinate services between all parties. Ability to ask questions and probe effectively to clarify project tasks and understand business needs
Below are the outlines of the Dock Master's responsibilities (including but not limited to):

Communicate and get instructions from Condominium Manager and report to him/her daily. Manage the deliveries and operations of the loading dock. Register all deliveries and packages (i.e. Fed Ex, UPS, DHL, registered mail). Clean and maintain the dock floor area. Ensure that the receiving area is never left unattended/unlocked. Schedule freight elevators for residents moving in and out in advance, adhering to the Building Policy. Direct traffic by facilitating access for contractors and vendors and resolving logistical and/or loading conflicts. Maintain a safe work area and ensure all safety precautions are followed while performing work. Be familiar with floor areas, exits, and locations of firefighting equipment. Utilize the electronic software platform to facilitate the elevator and loading bay moves and deliveries. Ensure it is always up to date. Collect payments such as usage fees, and security deposits applicable as per the agreement for the loading dock amenity. Complete daily/weekly reports and documentation of any problems or suggestions of the amenities for submission to the Condominium Manager. Draft advance notice emails, letters, notices, and updates as required should the facility be unavailable for use. Answer and maintain a record of all phone calls and take detailed messages, as needed. Keep written reports of amenity conditions including repairs and adjustments made and bring them to the attention of the Condominium Manager. Work in a professional manner with superintendents, cleaners, and security officers with the daily affairs of the condominium corporation. Assist and record on log sheets all various complaints/concerns and needs of our clients daily. Prepare written responses to routine inquiries. Perform regular inspections including checking the overall appearance, deficiencies, landscaping, fire equipment, utility rooms, garbage rooms...etc. as per the Condominium Manager's Instructions.
