The Director, Residential Revenue is responsible for maximizing revenue performance across both presale, standing inventory and rental portfolios. This role combines leadership of Sales and Leasing teams, strategic pricing, market intelligence, and data-driven forecasting to achieve absorption, occupancy, and margin targets. The Director ensures consistent execution, operational excellence, and compliance across all sales and leasing activities.

Key Responsibilities



Sales & Leasing Leadership



Lead multi-site Sales and Leasing teams, ensuring consistent standards from initial contact to firm deal or move-in, including tour quality, offer/application completeness, disclosure compliance, and coordinated transition protocols, move-in readiness, and service continuity metrics Establish and manage weekly operating rhythms, including pipeline reviews, showings/appointments, and follow-ups, driving conversion KPIs across presale and rental cycles Build and optimize broker/realtor programs and leasing channels Recruit, develop, and performance-manage Sales Managers, Leasing Managers, and revenue analysts; align incentives to portfolio results Conduct regular site audits and coaching sessions to ensure adherence to SOPs and elevate frontline performance

Revenue Strategy, Pricing & Market Intelligence



Develop and implement comprehensive pricing, incentive, and release/concession strategies Continuously monitor market trends, competitor activity, and external economic factors to inform pricing, inventory, and incentive decisions Conduct regular analysis of absorption rates, occupancy, rent roll performance, and market conditions; recommend adjustments to achieve financial objectives Optimize inventory phasing, product mix, and unit exposure to match market demand by segment and timing

Forecasting, Analytics & Systems



Develop and maintain rolling revenue, absorption, and rent-roll forecasts; report performance against plan and recommend corrective actions Define and maintain governance protocols for KPI dashboards to ensure consistency and decision-making accuracy

Governance & Compliance



Standardize and enforce SOPs for sales and leasing, including documentation trails, approval workflows, and periodic compliance reviews Uphold legal and ethical standards across marketing, disclosures, offers, applications, and privacy

Cross-Functional Partnerships



Collaborate with Marketing on demand generation and list strategy, Development on product and phase planning, Finance & Property Management on revenue and cashflow management, and Property Management on move-ins, renewals, and service quality Engage with Investment Partners (e.g., Quadreal, Nicola Wealth) to align revenue strategies with investor expectations

Qualifications



7-10+ years of progressive experience in new-home sales and/or multifamily leasing, including multi-site leadership and revenue/pricing accountability Demonstrated success in achieving absorption, occupancy, and price realization targets through strategic pricing, incentives, and channel programs Strong experience in market analysis, competitor benchmarking, and external intelligence gathering Proficiency with Avesdo, Lasso, Yardi Voyager, RENTCafe, and BI/reporting tools; strong command of funnel metrics and rent-roll analytics Excellent leadership, communication, and stakeholder management skills; strong broker/realtor relationships Bachelor's degree in Business, Real Estate, or related field or equivalent work experience

Working Conditions




Office-based with regular site travel across active projects and frequent travel to regional markets; occasional evenings/weekends for launches, broker events, or operational needs.
