Your place in our story
As the Director, Residential Property Operations - Western Canada, you will lead a team and oversee the day-to-day operations of a growing residential portfolio. Reporting to the Senior Director of Operations, you will be responsible for leading the team to excellence in compliance, operational efficiency, team management and engagement, financial performance, and relationship management. This position will be based in Vancouver.
Here's how you'll contribute
  • Drive alignment and strategic outcomes by working collaboratively with internal partners such as Asset Management, Accounting and Finance, Leasing, and Project Management, contributing to the overall leadership of the organization.
  • Fully responsible for ensuring that high quality standards for physical maintenance and professional services are defined, implemented and continuously being upheld.
  • Ensure that policies and procedures are defined, in place, and adhered to at all levels, and that promote and maintain operational efficiencies and excellent customer service.
  • Oversee the transition of new properties/acquisitions and smooth integration onto the operational platform and stabilization, identifying scalable growth opportunities within the residential properties portfolio.
  • Ensure all parties adhere to health and safety standards and promote a healthy and safe work environment.
  • Actively participate in industry related associations to network, share experiences and stay current with industry standards and best practices.
Financial Accountability
  • Develop strategic portfolio initiatives and effective business plans aligned with organizational objectives to generate more revenue, increase brand loyalty and improve customer satisfaction.
  • Maximize revenues through value creation and ancillary opportunities.
  • Continuously pursue cost effective alternatives to improve financial performance in all areas.
  • Lead and oversee the portfolio annual budgeting process, monthly forecasting and long-term resource planning, with attention to detail and accuracy.
  • Identify financial risks and trends and implement mitigation strategies and opportunities effectively.
  • Measure success through key financial performance indicators such as NOI, occupancy levels and pro forma lease up targets and profitability of the asset.
Management and Leadership
  • Builds, manages, and maintains a high-performance team through effective talent recruitment, team building, coaching, and identifying and developing future leaders and high-potential talent, focused on driving employee engagement scores.
  • Strong relationship-building through balance and effective use of qualities like adaptability, self-awareness, empathy and resilience.
  • Sets high standards, establishes accountability and measures performance consistent with Minto's Values.
  • Foster a culture of innovation and entrepreneurial approach for continuous improvement and manage organizational change.
  • Other duties within the scope, spirit and purpose of the job, as requested by management.

  • Rental Property Management License (BCFSA) combined with a University Degree or College Diploma is required. Professional property management designation is a requirement (CPM, RPA.).
  • BC Real Estate Brokers License would be considered an asset, however, not a requirement
  • Minimum ten (10) years progressive property management experience and a minimum of five (5) experience leading/managing Managers is required.
  • Highly motivated with extensive experience in the residential property management industry at a leadership level
  • Strong leadership skills with the ability to coach, mentor, and motivate staff
  • Superior customer service skills
  • Strong working knowledge of physical plant maintenance and building systems
  • Exceptional communication, organizational, and problem-solving ability
  • Works well independently and within a team environment
  • Strong business and financial acumen
  • Ability to flawlessly execute new and existing initiatives
  • Experience and working knowledge with unionized staff and collective agreements/negotiations
  • Proficiency in Microsoft Office Suite; experience with Yardi is an asset
