THE OPPORTUNITY Beacon Community Services is seeking its next dynamic executive to join the team. The Director of Real Estate Development will be integral in leading strategic development initiatives and identifying, executing and managing viable development projects from conception to completion. The ideal candidate will be a natural at fostering partnerships, managing budgets, and driving sustainable growth to address community needs. Reporting to the CEO, you will lead comprehensive project management efforts, ensuring adherence to budgetary constraints and regulatory requirements. This role involves a potent combination of strategic planning, project management, real estate development, and community engagement. KEY RESPONSIBILITIES Strategic Planning and Vision:
  • Review, adapt and implement real estate development strategy in partnership with the Board of Directors and CEO
  • Collaborate with executive leadership to integrate real estate development goals into the overall organizational strategy
  • Identify viable projects and prepare business cases to support the CEO in making recommendations to the Board of Directors
  • Conduct thorough feasibility studies, analyzing market demand, financial viability, and regulatory considerations
  • Consult and collaborate with directors to develop project concepts and specifications
Acquisition and Due Diligence:
  • Oversee the negotiation and acquisition of properties, ensuring compliance with legal and regulatory requirements
  • Conduct comprehensive due diligence processes, including but not limited to environmental assessments and title reviews
  • Lead the municipal approvals process, including assembling required documents and consulting with neighbors, elected officials and stakeholders
Design and Development:
  • Project management of real estate projects under development
  • Work closely with architects, engineers and construction teams to conceptualize and execute high-quality, sustainable, and community-centric real estate projects
  • Ensure that designs reflect environmental sustainability practices and accessibility standards
Community Engagement and Partnerships
  • Cultivate positive relationships with local communities, stakeholders and government agencies
  • Facilitate community consultations to gather input and ensure that projects meet the needs and expectations of the community
  • Negotiate and develop memorandums of understanding with key stakeholders
Financial Management and Funding:
  • Develop and manage project budgets, ensuring financial sustainability and adherence to funding guidelines
  • Identify and secure various funding sources, partnerships and philanthropic support
  • Research and prepare capital grant applications
  • Collaborate with Finance and Development to develop business cases and funding sources
  • Identify and secure new business opportunities
Compliance and Risk Management:
  • Ensure compliance with BC labour requirements, zoning regulations, municipal permitting, and other relevant regulatory and legislative requirements
  • Proactively identify and mitigate potential risks associated with real estate development projects
  • Review and maintain records of all contract changes and coordinate change process
  • Undertake post-completion reviews, verify close-out documentation, and coordinate subsequent reviews
Reporting and Documentation:
  • Provide regular progress reports to executive leadership, the Board of Directors and funders
  • Maintain comprehensive project documentation, including but not limited to financial records, contracts and regulatory approvals
EDUCATION AND EXPERIENCE
  • Bachelor\'s degree in Business, Real Estate, Architecture Urban Planning or similar
  • Seven (7) years\xe2\x80\x99 real estate development exposure, specifically in full-cycle project management and costing from municipal approvals, financing, construction and occupancy
  • In-depth knowledge of municipal building permitting, zoning regulations, and local government processes
  • Experience working on projects with budgets exceeding $10,000,000
  • Experience developing financial proformas and business plans for new development
  • Experience securing financing for real estate projects
  • Proven history of successful collaboration with stakeholders including municipal and review agency staff, residents and community groups, and politicians and their professional staff
SKILLS AND ABILITIES
  • Demonstrated ability to manage complex budgets, timelines and multidisciplinary project teams
  • Ability to analyze various real estate development opportunities, including financial analysis
  • Ability to develop and implement strategic plans
  • Ability to lead teams to accomplish goals
  • Ability to be flexible and adaptable in changing circumstances
  • Ability to interact effectively with diverse stakeholders
  • Proficient in MS 365 (Outlook, Teams, Word, Excel, PowerPoint, etc.)
  • Strong organizational and time-management skills
  • Excellent written and verbal communication skills
  • Exceptional interpersonal skills
