Reporting to the Vice President of Strategic Operations and Sustainability, the Director, Construction Project Management will lead the Colonnade BridgePort Construction Project Management team, which supports a portfolio exceeding 15 million square feet across multiple asset classes and provinces. The incumbent will serve as Project Manager for numerous initiatives while also providing management for the team, processes, and tools.
Responsibilities:
Project Management
Lead end-to-end management of construction projects, scope development, budgeting, procurement and negotiation of professional services and construction contracts, and oversight of design and construction professionals for a wide variety of projects within the existing building portfolio.
Develop and maintain high-level project schedules, review contractor schedules, and manage municipal approvals and agreements (e.g., permits).
Oversee all project administration processes and documentation, including proforma inputs for financial analysis, budgeting, accounting, invoice reviews, progress draws, change management, and variance reporting.
Coordinate project completion activities, such as substantial completion, delivery of O&M manuals, and monthly internal reporting. P
Proactively identify, assess, and mitigate project risks; ensure compliance with health, safety, and environmental regulations; and optimize resource allocation for projects of all sizes.
Facilitate clear and timely communication with internal and external stakeholders, track key milestones, implement continuous improvements, and build strong client relationships.
Strategic Leadership & Oversight
Develop and implement strategic project management methodologies, technologies and processes to optimize efficiency, quality, and profitability.
Oversee a portfolio of construction projects from pre-development through to completion, ensuring alignment with asset strategy and business goals.
Establish and refine project delivery frameworks, including budgeting, scheduling, risk management, and quality assurance.
Report on Construction Project Management's financial performance at intervals as established by Corporate Services.
Team Management & Development
Lead, mentor, and develop the project management team, fostering a culture of excellence, efficiency, accountability, and collaboration.
Ensure project managers are equipped with the tools, training, and support needed to deliver high-performance results.
Conduct performance evaluations and provide feedback for continuous professional development as they align with the CBP performance management process.
Budgeting & Financial Management
Develop and manage overall construction budgets, ensuring cost-effective allocation of resources.
Work closely with property management and leasing teams to monitor expenditures, optimize project financing, and drive financial efficiency.
Implement cost control strategies while maintaining project quality and compliance standards.
Stakeholder & Client Engagement
Serve as the primary point of contact for senior stakeholders ensuring clear communication and alignment on project goals.
Build and maintain strong relationships with contractors, consultants, government agencies, and regulatory bodies.
Ensure client satisfaction by delivering high-quality projects that meet or exceed expectations.
Risk Management & Compliance
Identify and mitigate project risks through proactive planning and execution.
Ensure all projects comply with local building codes, safety regulations, and legal requirements.
Lead contract negotiations and oversee adherence to contractual agreements.
Evolution & Process Improvement
Implement industry best practices and technologies to enhance project delivery and operational efficiency.
Evaluate and integrate sustainable and energy-efficient construction practices into projects.
Support incentives and financing.
Identify, develop and manage resources for Property Teams who undertake projects independently.
Continuously refine project management workflows to improve productivity and outcomes.
Support the Strategic Operations and Sustainability team by providing guidance, perspective and insight on standardization and efficiency projects.

Qualifications:
Post-secondary degree or diploma in Engineering, Construction or related field.
A minimum of 2 years' construction project coordination experience.
Experience working with construction budgets.
Experience working in MS Office (Outlook, Excel, Word); experience with Yardi software an asset.
Valid Class G Driver's License and access to own vehicle is an asset (roles requires on-site presence at multiple locations).
Superior communication skills, verbal and written; bilingual (English & French) is an asset.
Ability to prioritize and manage multiple objectives in a fast-paced environment.
Previous experience in a real estate or related environment considered an asset.
