Position Overview

We are seeking a Director, Asset Management. This position will report directly to the Vice President, Asset Management and will provide leadership and oversight for the management, performance, and growth of Strategic Group's real estate portfolio. This role is responsible for creating and executing customized asset management strategies that maximize portfolio revenue, deploy strategies for asset operations, report on KPIs for the portfolio, ensure controls for operating budget, create portfolio wide value-add initiatives, maximize returns, and reduce risk in multifamily residential / commercial assets portfolio. The Director will partner with internal teams and some external stakeholders to deliver long-term financial and operational success.

Key Responsibilities

Strategic Leadership

Lead, mentor, and oversee the Asset Management team to ensure high performance and professional development. Develop and execute property-specific and portfolio-wide business plans, including proforma cashflows and strategic targets. Collaborate with Executives on budgets, forecasts, capital allocation, investment approvals, and long-term strategic initiatives. Provide strategic recommendations on property operations, capital planning, and major repairs based on regular portfolio reviews and property inspections.

Financial & Portfolio Management

Conduct in-depth analysis of property and portfolio performance, including monthly performance/financials, forecasting, variance reports, ROI reviews, and benchmarking. Oversee preparation and distribution of ownership and investor reporting (monthly, quarterly, and annual). Review and approve property operating budgets and capital improvement programs. Develop analytical tools to enhance reporting and decision-making.

Operational Oversight

Partner with Property Management, Accounting, Operations, Sales, Capital and Development teams to ensure execution of business plans and operational excellence. Build and maintain strong relationships with stakeholders. Conduct periodic property tours and market studies to identify risks, opportunities, and strategic initiatives.

Transactions & Growth

Provide financial modeling and analysis for redevelopment opportunities, and long-term hold strategies. Lead asset management support during pre-acquisition due diligence, including review of financial, operational, and market assumptions. Oversee onboarding and integration of new assets into the portfolio.

Qualifications

Bachelor's degree in Business Administration, Commerce, Economics, Finance, or a related field. 7-10 years of progressive experience in real estate asset management, investment, or portfolio analysis, with exposure to both commercial and residential assets. Proven track record of leading teams and mentoring professionals. Advanced financial analysis and modeling skills. Strong understanding of real estate operations, capital markets, and market dynamics. Excellent communication, negotiation, and presentation skills. Proactive, analytical, and strategic thinker with the ability to balance detail and big-picture decision-making. Use of Yardi and BI automation tools strongly preferred and considered an asset.
