Brigil is currently looking for a Director, Commercial Leasing.
Under the supervision of the Chief Operating Officer - Rental Division, the incumbent represents Brigil's vision within the scope of commercial rental projects. The incumbent is responsible for developing client relationships, coordinating property tours, preparing leasing documentation, and conducting compliance analyses while collaborating closely with internal teams to ensure the success and profitability of each project.###

Responsabilites
Identifier et approcher de nouveaux locataires potentiels (PME, franchises, entreprises regionales) afin de maximiser l'occupation des espaces commerciales.
Participer a des evenements de reseautage et etablir des partenariats pour accroitre la visibilite et l'attractivite des proprietes disponibles.
Accompagner les clients dans la definition de leurs besoins et evaluer la faisabilite de leur projet locatif selon les criteres financiers, techniques et reglementaires.
Realiser des analyses de compatibilite entre les besoins des clients et les espaces commerciaux disponibles, en tenant compte des objectifs de rentabilite.
Verifier la conformite des projets aux normes d'urbanisme, de securite et aux reglements municipaux applicables.
Preparer et negocier les baux commerciaux en etroite collaboration avec les parties prenantes internes (ou equipes concernees)
Gerer l'ensemble du processus locatif des proprietes commerciales et maintenir une communication proactive avec les locataires pour assurer leur satisfaction et leur fidelisation.
Coordonner et effectuer les visites des proprietes commerciales, en assurant une presentation strategique des espaces selon les besoins des clients potentiels.
Produire des rapports d'analyse pour appuyer les decisions de gestion et suivre les indicateurs de performance locative afin de proposer des ajustements strategiques.
Effectuer toute autre tache connexe liee au poste ou aux projets locatifs en cours.
Qualifications et competences requises
Diplome ou certificat en gestion immobiliere, administration des affaires, ou domaine connexe. Experience en analyse financiere constitue un atout.
Minimum de 3 a 5 ans d'experience dans un role de gestion locative ou de direction immobiliere commerciale.
Maitrise des outils de gestion immobiliere.
Bonne connaissance des lois et reglements en matiere de location commerciale au Quebec et en Ontario.
Capacite a analyser des dossiers locatifs, evaluer la conformite et proposer des solutions adaptees.
Excellentes habiletes en negociation et communication a l'oral et a l'ecrit, en anglais et en francais.
Minimum de 5 a 7 ans d'experience dans un role de gestion locative ou de direction immobiliere commerciale.
Etre organise, methodique, polyvalent, creatif, autonome et soucieux du detail.
Avoir la capacite de jongler avec plusieurs projets simultanement, tout en respectant les priorites et les delais.

Responsibilities
Identify and engage potential tenants (SMEs, franchises, regional businesses) to maximize occupancy across Brigil's commercial properties.
Participate in networking events and establish partnerships to enhance the visibility and attractiveness of available spaces.
Guide clients in defining their leasing needs and assess project feasibility based on financial, technical, and regulatory considerations.
Analyze the compatibility between client requirements and available spaces, ensuring alignment with business and profitability objectives.
Ensure leasing projects comply with all relevant urban planning, safety, and municipal regulations.
Prepare, review, and negotiate commercial leases in close collaboration with internal stakeholders and legal advisors.
Oversee the full leasing process for commercial properties and maintain proactive communication with tenants to ensure satisfaction and retention.
Coordinate and conduct property tours, presenting spaces strategically to address the specific needs of potential clients.
Produce analytical reports to support management decisions and track key leasing performance indicators, recommending strategic adjustments as needed.
Perform other related duties as required to support ongoing commercial leasing activities.
Qualifications and skills required
Diploma or certificate in Real Estate Management, Business Administration, or a related field. Experience in financial analysis is considered an asset.
Minimum of 5 to 7 years of experience in commercial property management or leasing leadership.
Proficiency with real estate management tools and software.
Strong knowledge of commercial leasing laws and regulations in Quebec and Ontario.
Ability to analyze leasing files, assess compliance, and recommend appropriate solutions.
Excellent negotiation and communication skills, both verbal and written, in English and French.
Highly organized, methodical, versatile, creative, and detail oriented.
Proven ability to manage multiple projects simultaneously while maintaining priorities and meeting deadlines.
