Directeur(trice) Financier en gestion immobili\xc3\xa8reUne entreprise de gestion immobili\xc3\xa8re dans le centre-ville de Montr\xc3\xa9al et recherche un Directeur(trice) Financier en gestion immobili\xc3\xa8re pour compl\xc3\xa9ter leur \xc3\xa9quipe afin de g\xc3\xa9rer un portfolio immobili\xc3\xa8re commerciale d\'environ 700,000 pieds carr\xc3\xa9s.Responsabilit\xc3\xa9s :Comptabilit\xc3\xa9 et gestion immobili\xc3\xa8re :

  • G\xc3\xa9rer toutes les op\xc3\xa9rations comptables g\xc3\xa9n\xc3\xa9rales comprenant la comptabilit\xc3\xa9 inter-compagnie, la facturation, les comptes clients, les comptes fournisseurs et en avez une totale maitrise.
  • Superviser conciliation bancaire et ajustements de fin de mois pour chaque propri\xc3\xa9t\xc3\xa9.
  • Superviser les remises TPS/TVQ.
  • Pr\xc3\xa9paration de dossiers de v\xc3\xa9rification fin d\'ann\xc3\xa9e (\xc3\x89tats Financiers) et transmissions externes.
  • Pr\xc3\xa9paration des budgets.
  • Pr\xc3\xa9paration du registre des loyers mensuel (Rent Roll) et analyses d\'\xc3\xa9carts, avis d\'augmentation de Loyer (v\xc3\xa9rification Loyer, Loyer additionnel, part proportionnelle des frais d\'op\xc3\xa9ration et taxes municipales, exclusions, etc.).
  • R\xc3\xa9conciliation / facturation annuelle des frais d\'op\xc3\xa9rations des aires communes (CAM) et Taxes.
  • Fournir le co\xc3\xbbt des travaux pour les travaux des locataires.
  • Pr\xc3\xa9paration d\'outils de travail, tableaux, c\xc3\xa9dules\xe2\x80\xa6.
  • Superviser et/ou pr\xc3\xa9parer la paie des employ\xc3\xa9s et les rapports de fin d\'ann\xc3\xa9e.
Administration des Baux:
  • Connaissance et compr\xc3\xa9hension compl\xc3\xa8tes de tous les types de baux ainsi que la capacit\xc3\xa9 d\'effectuer des r\xc3\xa9conciliations CAM.
  • Enregistrement des informations initiales relatives aux baux lors de l\'acquisition de nouveaux contrats ou de nouveaux immeubles.
  • Analyse de baux et capacit\xc3\xa9 de n\xc3\xa9gociation des termes de ceux-ci.
  • V\xc3\xa9rification de charges de locations (Loyer additionnel, part proportionnelle des frais d\'op\xc3\xa9ration et taxes municipales, exclusions, etc.).
  • Renouvellement de baux.
  • Pr\xc3\xa9paration des offres de locations, r\xc3\xa9daction des baux selon les mod\xc3\xa8les standards en fran\xc3\xa7ais et en anglais.
  • Capacit\xc3\xa9 de r\xc3\xa9pondre aux interlocuteurs externes (locataires, coutier immobili\xc3\xa8re, fournisseur, \xe2\x80\xa6) en collaboration avec la direction.

  • Diverses correspondances requises avec les locataires.
  • Gestion des dossiers l\xc3\xa9gaux et administratifs.
  • Vous \xc3\xaates garants de la mise \xc3\xa0 jour des proc\xc3\xa9dures g\xc3\xa9n\xc3\xa9rales de l\'administration
Descriptions des comp\xc3\xa9tences :
  • Vous \xc3\xaates dipl\xc3\xb4m\xc3\xa9e par un Baccalaur\xc3\xa9at en comptabilit\xc3\xa9 ou finance.
  • Vous justifiez une exp\xc3\xa9rience r\xc3\xa9ussie d\'au moins 5 ans \xc3\xa0 un poste similaire (gestion immobili\xc3\xa8re - Comptabilit\xc3\xa9 immobilier commercial).
  • Vous \xc3\xaates \xc3\xa0 l\'aise avec les outils informatiques (Excel, Word, Powerpoint) et les logiciels de comptabilit\xc3\xa9 (Yardi de pr\xc3\xa9f\xc3\xa9rence).
  • Vous \xc3\xaates bilingue Fran\xc3\xa7ais/Anglais.
  • Vous \xc3\xaates rigoureux(se), dynamique et impliqu\xc3\xa9(e).

Director of Finance - Property ManagementA real estate company Downtown area of Montreal and is looking for a Director of Finance and Administration to manage a commercial real estate portfolio of approximately 700,000 square feet.Responsibilities:Accounting support service - property management:
  • Manage all accounting operations which includes inter-company accounting, invoicing, accounts receivable, accounts payable and general accounting;
  • Oversee Bank reconciliation and month-end adjustments for each property;
  • Oversee GST / QST remittances;
  • Prepare end-of-year audit files (Financial Statements);
  • Budgets and Various analysis;
  • Prepare monthly Rent Roll and variance analysis;
  • Reconciliation / annual billing of common area costs (CAM) and Taxes;
  • Job costing reports for tenants\' work;
  • Supervise and or prepare employee payroll and year end reporting;
Lease Administration:
  • Complete knowledge and understanding of all types of leases as well as the ability to perform CAM reconciliations;
  • Insure property management system is up to date with new tenants and other lease matters;
  • Lease analysis / Summary;
  • Verification of rental charges (Additional rent, proportionate share of operating costs and municipal taxes, exclusions, etc.);
  • Lease renewals;
  • Drafting of Offers to Lease and Leases as per templates in French and in English;
  • To be able to answer all external demands (for example: Tenants, brokers, suppliers\xe2\x80\xa6) in collaboration with senior management.
Support services:
  • Various correspondence required with tenants;
  • Management of legal and administrative files;
Skills descriptions:
  • Minimum Bachelor\'s degree required (accounting or finance).
  • Minimum 5 years of experience in real estate management - Commercial accounting.
  • Advanced MS Office, Excel and accounting software - Yardi preferred.
  • Bilingual (French and English).
