Metrolinx is connecting communities across the Greater Golden Horseshoe. Metrolinx operates GO Transit and UP Express, as well as the PRESTO fare payment system. We are also building new and improved rapid transit, including GO Expansion, Light Rail Transit routes, and major expansions to Toronto\'s subway system, to get people where they need to go, better, faster and easier. Metrolinx is an agency of the Government of Ontario.

Our Real Estate & Development Department is responsible for delivering cost-effective, efficient, and value-added corporate real estate land development services to the Metrolinx organization toward provision of mobility solutions for the Greater Toronto and Hamilton Area (GTHA).

Our Real Estate & Development Department is seeking a Development Coordinator to assist in the recognition, negotiation, and implementation of new development opportunities along the GO rail network.

What will I be doing?

  • Evaluates and analyzes opportunities for transit integration within high density developments at GO, LRT, and subway stations across the network, including evaluating development potential, reviewing planning policy, and researching market activity
  • Supports the Development function and maintains relationships with developers in order to ensure further development opportunities. Leads due diligence activities through engagement with various internal business units and external consultants to ensure effective completion of due diligence activities related to development transactions, including environmental assessments, duty to consult obligations, appraisals, surveys and other required activities as necessary
  • Manages progress tracking duties related to development projects, financial targets and other KPIs
  • As necessary, reviews massing models, financial analyses, and/or other assessments to facilitate a thorough analysis of new development opportunities on Metrolinx properties
  • Monitors city policies, market trends and the overall competitive landscape as related to development opportunities
  • Consults with Metrolinx management to identify development and real estate project priorities based on Metrolinx\'s business objectives
  • Conducts in-depth jurisdictional research with municipalities relevant to project development identifying development standards, existing and emerging planning policies, and development costs in order to assess project viability
  • Provides analysis to support the decision-making process on development project prioritization
  • Minimizes corporate liability by ensuring Development function compliance with legislation and Metrolinx policies and works with internal and development stakeholders to identify and mitigate risk and resolve escalating issues which could result in delays to capital projects
  • Facilitates communication and information flow across projects and Metrolinx business units by participating in meetings and committees
  • Builds relationships with a variety of Metrolinx units such as Planning, Capital Projects Group, Sponsor Office, Legal and Finance to foster collaboration and ensure the integrated implementation of Development function\'s mandate in accordance with Metrolinx\'s corporate real estate strategy
  • Supports the execution of contracts and agreements with developers, government agencies and communities
  • Monitors Development function projects to ensure that program objectives are delivered on time, within budget and that anticipated business results are achieved
  • Providing support to Infrastructure Ontario\'s Transit Oriented Communities program as it relates to housing development and its integration with new transit infrastructure
  • Reviews financial analyses/business proposals to assess the feasibility of land development, redevelopment and development projects
  • Tracks revenue, actuals and forecasts, for the entire team; creates reports and presentations to executive team
  • Team player demonstrating ability to work within cross-functional teams in a support role
  • Other duties as assigned
What Skills and Qualifications Do I Need?
  • Completion of a degree in Real Estate, Urban and Regional Planning, Urban Design or a related discipline or a combination of education, training and experience deemed equivalent
  • Minimum of four (4) years of relevant experience, focused on planning, real estate development and/or construction
  • Project management skills to effectively manage work and resources
  • Ability to analyze information and interpret complex issues
  • Highly organized and flexible with the ability to prioritize multiple projects and meet deadlines, often with frequent interruptions and changing circumstances, in a high volume and fast paced environment
  • Self-directed problem-solver, taking initiative and proactively addressing issues, working with minimal oversight
  • Interpersonal and oral/written/presentation skills
  • Technical skills, including knowledge of AutoCAD, SketchUp, Adobe Creative Suite, etc. will be considered an asset
