POSITION SUMMARY



We are seeking an experienced Design Lead to spearhead unique design concepts for luxury residential and boutique hospitality projects, including hotels, spas, and restaurants. This role involves leading a small internal team, managing projects, directing client meetings, and ensuring the client's vision is realized through close collaboration with architects, interior designers, and engineers. Proficiency in design software is essential.

OBJECTIVES



Host daily remote coordination calls to ensure alignment, accountability with team participation across all active projects Complete detailed schematic floor plans within 1 weeks of project qualification (Floor plan and basic exterior) start, tailored to client needs and site constraints Off to permit within 30 days, into permitting and detailing for the next 2-4 Months on average. Deliver 3+ exterior design directions concepts per project that reflect client vision, regional context, and architectural intent at a high level. Achieve at least 90% approval on first-round interior layouts by balancing form, function, and lifestyle requirements Curate furnishings, finishes, and accessories that align 100% with the approved design narrative and elevate spatial quality Produce clear, visually compelling presentations that generate actionable client feedback within 48 hours of delivery Create high-quality, photorealistic renderings (2+ per major space) that accurately depict design intent and finishes Maintain an updated, innovative material library with quarterly additions that reflect current trends and project demands

COMPETENCIES



Skilled in managing virtual meetings and aligning remote teams to maintain project momentum. Expertise in creating cohesive, high-end design solutions for residential properties. Proficient in designing functional, client-centered layouts. Ability to enhance spatial experience through thoughtful styling and material selection. Advanced in producing compelling presentations and photorealistic renderings. Experienced in coordinating across architecture, interiors, and engineering teams. Capable of preparing detailed construction drawings that support quality project delivery. Maintains precision, organization, and a proactive approach in all project phases. Strong verbal and written communication skills with a commitment to client care. Brings a "Total Design" mindset, embracing innovation, learning, and change.

EDUCATION AND EXPERIENCE



7+ years of experience in architecture, interior design, or engineering (Does not have to previously have been a lead, but need to have lead projects). Must have 5+ years of experience with building and building code within the US and understanding of luxury builds. Need to have client first focus, wants someone about the client experience Experience working with $3M+ properties Bachelor's or Master's degree in a related design or technical field Proven success leading multimillion-dollar residential projects Strong design leadership and creative concept development Skilled in producing visualizations and technical documentation Proficient in any one of the follow 3D rendering tools: ArchiCAD, Revit, SketchUp, AutoCAD, 3ds Max, Corona, V-Ray, Lumion, Adobe Suite, and Google Suite (Need Modeling Skills)

PHYSICAL REQUIREMENTS



Ability to sit or stand at a desk for extended periods while working on a computer or reviewing design documents Visual acuity to read detailed drawings, review technical specifications, and create accurate renderings Occasional lifting (up to 25 lbs) of materials, samples, or presentation boards Ability to travel locally or regionally for site visits, client meetings, and project reviews as needed Capacity to move through active construction sites, including walking, climbing stairs/ladders, and navigating uneven terrain

Pay: $85,000.00-$110,000.00 per year
