About the Client
Our client is sourcing a Controller (Property Management) for a 3-month contract to join their team.
About the Opportunity

  • Oversee and perform day-to-day accounting operations for a portfolio of individually owned condominiums and associations
  • Ensure accurate and timely receipt, allocation, and disbursement of owner payments, fees, and assessments
  • Manage the monthly close process, including preparation and review of financial statements and supporting schedules
  • Reconcile complex bank and owner accounts, resolve discrepancies, and ensure ledger accuracy
  • Monitor and manage accounts receivable, including owner delinquencies and escalation procedures
  • Supervise and mentor a small accounting team while remaining directly involved in transactional work
  • Review and approve vendor invoices, expense allocations, and journal entries
  • Develop and maintain property-level budgets and forecasts in collaboration with property managers
  • Conduct detailed financial analysis and provide reports to ownership and executive leadership
  • Ensure compliance with GAAP, company policies, and internal controls
  • Support year-end audits, tax preparations, and liaise with external auditors as needed
  • Leverage Yardi software for all accounting operations and financial reporting
  • Utilize advanced Excel skills (pivot tables, formulas, financial modeling) to streamline processes and support data-driven decisions
  • Communicate effectively with individual condo owners and stakeholders, addressing financial questions and concerns with clarity and professionalism
About You
  • Bachelor's degree in Accounting or Finance (Master's or CPA preferred)
  • 7+ years of accounting experience, including 3+ years in residential property management or real estate accounting
  • Prior experience managing accounting for individually owned condo units or HOAs is strongly preferred
  • Demonstrated ability to lead while remaining hands-on in daily accounting tasks
  • Proficiency with Yardi is required
  • Strong Excel skills are required (e.g., pivot tables, VLOOKUP, data validation, and modeling)
  • Excellent communication and interpersonal skills
  • High attention to detail, accuracy, and ability to prioritize in a fast-paced environment
  • CPA designation is a strong plus
