Sous la supervision du Directeur des finances - Collection Equinoxe, le Controleur assure la gestion, la fiabilite et la conformite de l'information financiere pour l'ensemble du portefeuille d'immeubles residentiels locatifs haut de gamme et notre volet commercial. Il agit comme partenaire d'affaires strategique aupres des operations et de la haute direction, en contribuant a l'optimisation des processus comptables, a l'analyse de performance et a la planification financiere.
Le titulaire joue un role cle dans la consolidation des donnees financieres, la production des etats mensuels, la supervision des equipes comptables et la mise en oeuvre des meilleures pratiques en controle interne et gestion budgetaire.
Responsabilites principales
1. Gestion financiere et comptable
Superviser l'ensemble du cycle comptable des immeubles (revenus locatifs, depenses, paie, conciliations bancaires, etc.).
Preparer, analyser et presenter les etats financiers mensuels et annuels.
Effectuer la revision des ecritures comptables, des regularisations et des imputations inter-entreprises.
Assurer la conformite aux normes comptables, fiscales et aux politiques internes.
Participer a la preparation des audits externes et a la coordination avec les auditeurs.
2. Controle budgetaire et analyses
Elaborer et suivre les budgets d'exploitation, de capitalisation et de maintenance pour chaque immeuble.
Produire les analyses d'ecarts (budget vs reel) et identifier les causes de variation.
Mettre en place des indicateurs de performance (KPI) financiers et operationnels pour soutenir la prise de decision.
Participer a la planification strategique et aux projections financieres (forecast trimestriels).
3. Supervision et developpement d'equipe
Encadrer, former et motiver l'equipe de techniciens comptables et de comptables de proprietes.
Assurer la qualite, l'exactitude et la rapidite du traitement comptable.
Favoriser une culture de rigueur, de collaboration et d'amelioration continue au sein du departement.
4. Optimisation des systemes et processus
Participer activement a l'integration et a l'optimisation du systeme Yardi (module residentiel et comptable).
Collaborer avec les equipes TI et Operations pour automatiser et ameliorer les flux de travail.
Definir et documenter les procedures internes et controles financiers.
5. Soutien strategique a la direction
Fournir des analyses financieres sur la rentabilite, la performance des actifs et les opportunites d'optimisation.
Appuyer la direction dans les decisions d'investissement, les acquisitions ou redeveloppements.
Contribuer a la preparation des rapports pour les partenaires, preteurs et investisseurs.
Profil recherche
Formation et experience
Baccalaureat en comptabilite, finance ou administration (titre CPA un atout important).
Minimum de 5 a 8 ans d'experience en comptabilite ou controle financier, idealement dans le secteur immobilier.
Experience en gestion d'equipe et en production d'etats financiers consolides.
Competences techniques
Maitrise d'Excel avance (modelisation, tableaux croises, formules dynamiques).
Connaissance approfondie de Yardi, Maestro ou autres ERP comptables (experience en integration un atout).
Excellente comprehension des flux financiers lies a l'exploitation d'immeubles multi-residentiels.
Connaissance des normes fiscales et comptables canadiennes.
Competences comportementales

Position Summary
Under the supervision of the Director of Finance - Collection Equinoxe, the Controller ensures the accuracy, integrity, and compliance of financial information across the luxury residential rental portfolio. Acting as a strategic business partner to Operations and Senior Management, the Controller plays a key role in optimizing accounting processes, analyzing performance, and supporting financial planning.
The incumbent is responsible for consolidating financial data, producing monthly and annual statements, supervising accounting teams, and implementing best practices in internal control and budget management.
Main Responsibilities
1. Financial and Accounting Management
Oversee the full accounting cycle for residential properties (revenues, expenses, payroll, bank reconciliations, etc.).
Prepare, analyze, and present monthly and annual financial statements.
Review journal entries, accruals, and intercompany transactions.
Ensure compliance with accounting standards, tax regulations, and internal policies.
Support external audits and coordinate with auditors as required.
2. Budget Control and Analysis
Develop and monitor operating, capital, and maintenance budgets for each property.
Prepare variance analyses (budget vs. actual) and identify key performance drivers.
Establish and track financial and operational KPIs to support decision-making.
Participate in strategic planning and quarterly financial forecasting.
3. Team Supervision and Development
Lead, train, and motivate the accounting team (property and project accountants).
Ensure accuracy, timeliness, and quality of financial reporting.
Promote a culture of excellence, collaboration, and continuous improvement within the finance team.
4. Systems and Process Optimization
Actively participate in the implementation and optimization of the Yardi accounting platform (residential and financial modules).
Collaborate with IT and Operations teams to automate workflows and improve data reliability.
Document and enhance internal financial controls and procedures.
5. Strategic Support to Management
Provide financial insights on profitability, asset performance, and operational efficiency.
Support management in investment decisions, acquisitions, and redevelopment projects.
Prepare financial and performance reports for partners, lenders, and investors.
Qualifications and Skills
Education and Experience
Bachelor's degree in Accounting, Finance, or Business Administration (CPA designation is a strong asset).
Minimum 5-8 years of experience in accounting or financial control, ideally within the real estate or property management industry.
Proven experience in team management and consolidated financial reporting.
Technical Skills
Advanced Excel proficiency (financial modeling, pivot tables, dynamic formulas).
Strong knowledge of Yardi, Maestro, or other ERP accounting systems (integration experience is an asset).
In-depth understanding of financial flows related to multi-residential property operations.
Familiarity with Canadian accounting and tax regulations.
