Role Summary and Purpose



The role of the Project Manager is to supervise and ensure the successful initiation, planning, design, execution, monitoring, controlling, and closure involving the construction and development of a specific building or project. Working together with the rest of the development team and the Project Administrator, the Project Manager will take on accountability and responsibility to ensure each project assigned to them is completed and managed maintaining Old Oak standards. Having strong administrative ability, team mentality, and high level of problem solving is critical to this role.

Responsibilities



Overview:

Obtain the necessary documents, permits and approvals required to execute work. Direct subcontractors, consultants and site supervisors to ensure they fulfill their contractual obligations Facilitate the exchange of information between the owner, subcontractors, consultants, vendors and bodies of authority in a professional, concise and timely fashion. Create and maintain a detailed project budget & schedule to ensure project execution Create and maintain all project correspondence (RFI's, Submittal's, Issues, QA/QC, Drawings) Procurement of all subtrades and materials with approved Issue for Construction documents Schedule all required labour, materials & equipment with site supervisor Attend site weekly to ensure project milestones are achieved Attend all meetings as required.
Daily Responsibilities:

Project correspondence (RFIs, QA/QC, Submittals, Transmittals, Drawings) in Corecon Procurement (RFP, PO's, Subcontracts, Bills) Maintain/update project task list with project administrator (PA)
Weekly Responsibilities:

Weekly site inspection/ review with site supervisor. Review schedule, workmanship, safety, project resources. Weekly project report to Director of Construction Co-chair trade site meetings with site supervisor
Montly Responsibilities:

Review/ Approve all subcontract invoices & bills before the 28th of the month. Ensure all costs are properly allocated & work is completed. Review site supervisor monthly work completed checklist & subcontractor progress draws Prepare monthly budget and schedule reviews with Construction Director and costing analyst. This report to include complete project overview (Budget, buyout, schedule, RFI's, submittals, issues)

Qualifications



Post-secondary education in construction, project management, engineering or related field. 5+ years experience in the construction industry in a management role. Professional and ethical interpersonal skills, ability to resolve conflicts, excellent verbal and written communication skills. Advance computer skills with software such as Microsoft Office programs such as Outlook, Word and Excel, Corecon, MS Project Must possess a G Drivers license and clean driving record. Must be able to work outdoors in all weather conditions, navigate uneven ground, climb stairs, perform minor physical duties, see and hear well in changing conditions.

Working Hours/Location



Project Managers work full-time Monday-Friday from 8am to 4:30pm. Some overtime may be required under special circumstances related to specific activities on site/ to ensure project completion. Work location is split, on average, 60% at Old Oak Downtown Office, 40% at any applicable job site.

Internal/External Customers



All staff relating or involved in the Construction and Development process, Chief Officers, Supervisors and customer experience critical employees. External contact includes contractors, suppliers, both current and potential, and business partners/associates.
