ABOUT THE CLIENT

Our client is a private real estate/construction company that has been operating for 30 years and primarily focuses on projects that act as catalysts for significant changes in their core cities, including Vancouver, Toronto, Seattle, Tokyo, and San Jose. This well-known name in the real estate sector has worked on a wide range of projects, including residential, hotels, retail, creative workspace, district energy, affordable housing, exhibitions, and public art, and has completed or is currently developing over $50 billion worth of projects.

ABOUT THE POSITION

We are currently seeking a highly motivated Construction Project Accountant to join our team and contribute to the successful management of our prestigious multi-use construction tower projects across the United States. As a key member of our accounting department, you will report directly to the Controller and play a crucial role in various accounting functions related to these high-profile projects.

Responsibilities:

  • Project Accounting: Handle all aspects of project accounting, ensuring accurate financial management.
  • Monthly Construction Pay Applications: Prepare and submit monthly construction pay applications.
  • Subcontract and Purchase Order Management: Process and track all subcontracts, change orders, and purchase orders, ensuring proper documentation and approval.
  • Subcontractor Holdbacks and Compliance: Maintain subcontractor holdbacks and verify the release of retention. Manage construction documentation and compliance, including performance bonds, lien waivers, and insurance certificates.
  • Vendor and Subcontractor Accounts: Establish and maintain credit applications and accounts with vendors and subcontractors as required.
  • Effective Communication: Communicate effectively with the construction team and manage contact lists to ensure smooth collaboration.
  • Accounts Payable: Manage the full cycle of accounts payable for construction projects, including invoice processing, check writing, reporting, vendor compliance, and research.
  • Year-End 1099 Preparation: Prepare year-end 1099 forms as per the requirements.
  • Bank Reconciliations: Perform bank reconciliations to ensure accuracy and completeness of financial records.
  • Financial Statement and Working Paper Preparation: Prepare monthly financial statement packages, including supporting working papers, for project entities at different stages of development, construction, or post-construction.
  • Project Cash Flow Management: Assist in managing project cash flow to ensure financial stability and efficiency.
REQUIREMENTS
  • Bachelor\'s degree in accounting, with a minimum of 2 years of real estate or project accounting experience OR 4+ years of direct accounting experience in the real estate/construction industry.
  • Strong verbal and written communication skills.
  • Proficiency in computer skills and the Microsoft Office suite.
  • Excellent organizational skills with the ability to prioritize and meet deadlines.
  • Analytical thinker with the ability to quickly grasp new concepts and adapt to a fast-paced, ever-changing environment.
  • Knowledge of IFRS/GAAP U.S. accounting standards.
  • Familiarity with Timberline and Procore software is considered an asset.

COMPENSATION AND BENEFITS
  • Salary: $70,000 to $95,000 \xe2\x80\x93 Dependent on experience
