Position Summary
We are seeking an experienced
Construction Manager
with a minimum of 10 years of industry experience to bridge the gap between high-level project planning and on-site execution. Reporting directly to the
Director of Operations
, you will act as a technical anchor for the team, ensuring that vision translates into reality.
You will work side-by-side with Project Manager and Coordinators, providing the construction expertise required to deliver complex high-rise commercial projects and residential operations.
Key Responsibilities
Team Collaboration & Reporting
Strategic Reporting:
Provide weekly high-level progress reports, risk assessments, and budget forecasts directly to the
Project Manager and Director of Operations
.
Project Management & Execution
Oversee construction projects from conception to completion, ensuring adherence to strict timelines, budgets, and Equium's quality standards.
Oversee day-to-day operations for Condominium and Commercial High-Rise projects, including capital and operational initiatives.
Manage daily operations for residential properties, including ongoing development activities.
Conduct regular site visits to monitor progress, enforce safety protocols, and ensure compliance with Alberta building codes.
Interpret and review architectural and engineering plans to identify potential issues before they become costly delays.
Operations & Administration
Handle the end-to-end
permit application process
, liaising with the City of Calgary and municipal officials to secure approvals.
Oversee
Residential Operations
, ensuring that units are optimized for functionality, long-term maintenance, and tenant turnover.
Alongside the Project Manager Produce detailed project reports, schedules, and budget updates using
Microsoft Office Suite (Excel, Project)
and
Google Workspace
.
Security & Systems (Asset)
Collaborate with vendors regarding the installation and integration of Access Control systems and CCTV networks to ensure asset security.
Qualifications
Minimum
10 years
of combined experience in Residential and Commercial construction.
Strong leadership
and ability to delegate effectively to coordinators.
Excellent
problem-solving
abilities under pressure.
Clear and professional
communication
(written and verbal).
High-Rise Expertise:
Proven track record managing high-rise construction or major capital projects.
Plan/ Drawings:
Expert ability to read and interpret complex construction drawings, blueprints, and specifications.
Permitting:
Demonstrated experience managing permit applications and navigating City of Calgary land use and building bylaws.
Operational Knowledge:
Experience in Residential Operations (building maintenance, systems management, or turnover).
Technical Proficiency:
Proficient with
Microsoft Office
(Outlook, Excel, Word) and
Google Suite
(Drive, Docs, Sheets).
Mobility:
Must be willing and able to work effectively in both an office setting and on active construction sites.
Preferred Assets
Secondary Suite Development:
Experience with legalizing basement suites, garden suites, or carriage houses (aligned with Equium's active role in this sector).
Technical knowledge of
Access Control
and
CCTV
security systems.
Project Management Professional (PMP) certification or Gold Seal Certification.
