The Role



As a

Construction Estimator

, you'll convert drawings, specs, and scope narratives into clear, defensible costs for modular units and field scopes (foundations, transport, craning, installs, and finishes). You'll run quantity take-offs, source and level quotes, build estimate packages, and support value engineering that holds up in the field.

Responsibilities



Review drawings, addenda, and specifications; define interfaces between modular shop scopes and site work. Maintain discipline scope checklists for architectural, structural, mechanical/electrical/plumbing, finishes, transport, and installation. Perform detailed quantity take-offs for materials, labour, equipment, and subcontract scopes (shop and site). Include and document allowances for freight, craning/rigging, staging, winter conditions, and remote mobilization. Solicit supplier and subcontractor quotes; level pricing; confirm inclusions/exclusions, warranties, and lead times. Track market pricing trends (e.g., steel, lumber, MEP equipment) and flag volatility risks in estimates. Build estimates by cost code/work package using realistic production rates and crew assumptions aligned with shop and field reality. Apply contingencies, escalation, logistics factors, and Northern deployment considerations; document all assumptions. Identify and document value-engineering options that maintain code compliance, durability, and schedule. Maintain a lightweight risk register (scope gaps, long-lead items, site constraints) with cost/schedule implications. Prepare compliant submissions: bid forms, clarifications, compliance matrices, summaries, and alternates as required. On award, deliver a clean estimate handover (assumptions, take-off files, quote log) to operations and procurement. Support change pricing (contemplated changes/change orders) using baseline estimates and current market quotes. Assist with creation of the Schedule of Values and procurement lists tied directly to the estimate. Ensure estimates reflect applicable codes/standards and OHSA-driven productivity and safety considerations. Communicate clearly with owners, supervisors, project managers, and the shop to close loops and meet deadlines.

Qualifications (Must-Have)



3+ years in construction estimating or project coordination (modular/prefab a plus). Strong blueprint/spec reading and disciplined take-off skills. Comfortable with digital take-off tools and spreadsheets; organized version control. Clear communicator; persistent with vendors; closes loops quickly. Practical mindset--numbers match how work actually gets built (shop + site).

Nice to Have



Experience with Northern/remote logistics (cranes, transport, staging, winter work). Familiarity with public tenders and compliance packages. Exposure to production rates, takt/line-flow, or modular manufacturing constraints.

What Success Looks Like (6-12 Months)



Complete, on-time, defensible estimates with documented assumptions and leveled quotes. Smooth handoffs; fewer scope gaps; fewer procurement surprises. Independently running small/mid-size bids and contributing to major pursuits with minimal rework.
