Job Description

Condominium/Apartment ManagerOur condominium building in Strathmore, Alberta is looking to fill the role of Condominium/Apartment Manager. Please review the list of responsibilities and qualifications. While this is our ideal list, we will consider candidates that do not necessarily have all the qualifications but have sufficient experience and talent.Office Duties:

  • To rent the condominiums - showing suites, advertising, screening of prospective tenants and reference checks, filling out and completing required forms such as applications to rent, leases, accommodation reports, issuing violation notices, providing keys, and requesting keys turned in, assisting tenants moving in and out by being available to complete necessary documents for both parties.
  • Collecting rents and making bank deposits as required monthly (usually several trips to the bank are required, deposited to the night deposit box).
  • Both Setting up appointments pertaining to maintenance of any condo suites.
  • Both policing the building - frequently and routinely monitoring the building in the evening listening for noise violation, serving rental or noise violation notices if required in writing. If the Condo/Apartment Manager notices any emergency or violation situations, they must then react to the problem.
Leases:
  • Manager to proactively place ads for vacant condominiums
  • Perform security check on potential tenants
  • Provide potential tenant with rental information including rate, damage deposit amounts
  • Create rental contract, pet contracts, collect damage deposit, review building rules and regulations
  • Perform a walk through of the unit outlining any deficiencies
Vacated Condominiums:
  • Manager will be responsible for doing a post tenancy check on the vacated condominium and taking appropriate steps to complete the move out.
General Duties:
  • Inspect properties for quality assurance and compliance with policies, procedures, and governmental regulations
  • Promptly address and cure complaints or concerns with residents, tenants, owners, and executives
  • Negotiate and/or oversee negotiations and preparation of vendor contracts
  • Respond as required during emergency and others as needed other duties may not be specifically addressed but may be assigned
  • Ensure property operations are organized and conducted in a professional manner
  • Meet with the owner representative a minimum of once per month regarding a month end synopsis and proposed plan for the coming month(s). Approvals for new expenditures can be discussed and potentially approved.
  • External lawn care
  • Common areas cleaning, vacuuming hallways and mopping entry lobby and laundry room
  • In suite cleaning where necessary upon change over
  • Suite change over assessment and coordination of required services for readiness of suite for new resident.
  • Gathering and reviewing sub-contractor quotes
  • Supervising sub-contractors and outsourced work
  • Suite fixes and upgrades log per suite with dates
  • Supplies and costs logging
  • Check on contractors through sources such as Better Business Bureau
  • Read and stay updated and in the know on the Alberta Landlords and Tenancy Act
  • General or common area fixes and upgrades log, cost, provider, and services, etc.
  • Additional duties as assigned/required
Qualifications and Skills
  • Computer skills, including Word, Excel and email applications
  • High school diploma or equivalent experience
  • Must reside in the Strathmore area or be willing to relocate at own expense within 60 days
  • Current experience in property management and residential property operations, including all facets of managing the physical, operational, and customer service performance of a wide variety of asset types under varying market conditions
  • Strong reporting and self-discipline skills
  • Creative problem solving/solution finding abilities. Not only money spending solutions
  • Effectively communicate and form positive relationships with tenants, owners, contractors, and the community at large
  • Strong interpersonal, communication skills, & Customer Service
Job Type: Part-time
Part-time hours: 20 per weekSalary: $20.00 per hourFlexible Language Requirement:
