This is a full-time Property Manager role for an experienced property manager with an interest in joining a management team invested in developing leaders in the industry, with potential for growth into senior leadership. The Property Manager will be responsible for managing day-to-day operations of assigned properties, overseeing on-site staff, and managing budgets. A key priority is ensuring condominium partnership satisfaction through transparency, communication and exceptional guidance. This balanced portfolio includes 1 days onsite requirements, with the remaining days completely remote, with all IT requirements provided and compensated for.
Kitchener/Waterloo/Guelph Portfolio
1 onsite day in GUELPH
4 days remote work
Oversight of maintenance, common element repairs, service contracts at direction of board
Frequent onsite presence, with monthly property inspections
Direct management and support of owner concerns and questions
Complete preparations and delivery of board meetings; Chair, agenda, and minutes
Budget preparation and presentation
Status certificates
Annual General Meeting - Comprehensive preparation and delivery of notices, packages and meetings within government required timeframes
Annual Returns, PICS, ICU's, and all other government mandated communication to owners
Preparation of all required reports concerning CAO, CMRAO compliance
Staff/contractor management, oversight, and accountability
Compensation
$80,000 annually, full-time, permanent salary position
3 weeks' vacation (increases to 4 after 1 year)
5 paid sick days, 3 paid personal days
3 flex-days for mental health and unexpected occurrences

Qualifications
Ontario Licensed Condominium Manager
4 years of experience preferred
Exceptional problem-solving skills and ability to thrive in a deadline driven environment
Excellent communication skills, both written and verbal
Knowledge and experience in property management, specifically with condominiums
Experience in financial management, budgeting, and financial reporting
Ability to analyze and interpret contracts, financial reports, and legal documents
Interest in expanding capabilities and growing within the industry
Knowledge of regulations and legislation related to condominium management
Microsoft Office proficiency
