The Opportunity:

We have an exciting opportunity to join BGO's residential rental community. We're looking for a passionate residential real estate leader to join our team.



The Community Manager will lead the dedicated on-site team, setting the stage for exceptional resident experience, ensuring elevated day-to-day living, and overseeing all operational and business functions of the building, including maximizing the net operating income. The successful candidate will thrive in a fast-paced environment, be a self-starter, have an aptitude for personal growth and have a passion for providing elevated customer experiences.


What You Will Do:



Operational Oversight




Day-to-day management of the property with a focus on a high level of customer service Ensure all rents are received, recorded, and cheques are deposited, including security deposits Pursue rental arrears; serving Termination Notices, Rent Increase Notices, and other notices when applicable and in compliance with Residential Tenancy Act Work with colleagues to coordinate month-end duties and responsibilities, including suite pre-inspection, and scheduling of contractors and staff for turnover of suites Perform regular and proactive inspections of the property and make recommendations as required Purchase supplies and coordinate services for the property Manage daily maintenance requests and assign work orders Other related duties as required; such duties may include lifting

Leasing



As required, respond to leasing inquiries, conduct property tours, show available suites and perform follow ups to prospective residents with the view to obtaining a commitment to lease Maintain a comprehensive knowledge of product, including availability of suite types and layouts, common areas and amenities of the building, surrounding neighborhood and value-added services provided Conducting regular market surveys, analyzing competition, and identifying market trends for the purpose of providing input and recommendations on pricing and strategy

Resident Experience




Promote a strong sense of community by maintaining an overall focus on enhancing the customer experience, and maintaining strong reputation management Professionally and courteously handle all inquiries, feedback, complaints, or concerns from residents (current and perspective) and follows up accordingly Conduct move-in inspections and property orientation with new residents Manage the lease renewal process with a goal of high resident retention Organize resident events and experiences to increase customer loyalty

Leadership




Responsible and accountable for the leadership, development and supervision and activities of all resident services site staff, service providers, and contractors Develop action plans, establish goals and inspire/motivate a team to meet and exceed their goals, revise/adjust plans when necessary

Financial Management




Provide input for planning and budgeting, inclusive of annual budget preparation, reforecasts, management plans, performance reports, and variance reports Issue purchase orders and arrange for trades, in adherence to BentallGreenOak standards and policies Conduct operations within budgeted parameters

Sustainability:




Set targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling Continually seek and engage residents and staff in identifying opportunities for waste reduction and improvements in recycling Embrace and pro-actively support BGO's culture of environmental sustainability, and corporate and social responsibility.



Who You Are:



Experience:

3+ years of related experience with residential property management or hospitality, post-secondary courses in property management or hospitality, experience leading a team.

Education:

A College or University education in a business or hospitality field would be considered an asset.

Relationship/Leadership Skills:

Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with team members, senior management, contractors, residents, and the public

Organizational/Multi-Task Skills:

Ability to allocate one's time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes; results oriented, detail oriented and accurate

Decision Making Skills:

Ability to resolve problems using facts and sound reasoning; ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change

Computer Skills:

Intermediate skills in Microsoft Office: MS Word, Excel, and Outlook; knowledge of Yardi an asset

Availability:

Flexibility in hours to ensure availability for last day of each month & the first two to three days of the beginning of the month in order to accommodate the move-in-move-outs, trades and rent collection. Being able to handle emergencies occurring after regular office hours

Knowledge:

A complete understanding of all applicable laws, legislation, and rights concerning resident / landlord relations

Police Clearance

: A criminal verification check is required for employment

Le gestionnaire de communaute dirigera l'equipe sur place dediee, preparant le terrain pour une experience exceptionnelle des residents, en assurant une vie quotidienne de qualite et en supervisant toutes les fonctions operationnelles et commerciales de l'immeuble, y compris l'optimisation du revenu net d'exploitation. Ce que vous ferez :




Service a la clientele :




Traiter avec professionnalisme et courtoisie toutes les demandes, les retroactions, les plaintes ou les preoccupations. Veiller a preserver des relations de qualite avec les residents en entretenant des contacts reguliers et en accordant une attention proactive a leurs besoins. Garder le cap sur l'amelioration de l'experience client. Favoriser une forte culture du service a la clientele au sein de l'ensemble du personnel. Encourager un solide sentiment d'appartenance a la communaute; participer aux evenements communautaires parraines par l'entreprise.

Gestion et administration :




Veiller a la mise a jour quotidienne des dossiers des residents pour que les baux approuves, les avis de depart, les transferts et les expulsions soient traites en temps voulu. S'assurer que tous les loyers sont percus, enregistres, et que les cheques sont deposes, y compris les depots de garantie. Proceder au recouvrement des arrieres de loyers; preparer les avis de resiliation, les avis d'augmentation de loyer et d'autres avis, le cas echeant, et ce, en conformite avec la Loi provinciale sur la location des locaux d'habitation. Favoriser le paiement par transfert electronique de fonds (TEF), en tant que seul mode de paiement acceptable, en repetant le message lors des discussions sur le renouvellement. Traiter les cessions de bail et les demandes de sous-location dans les delais prescrits. Evaluer avec le directeur immobilier toute demande de mise a niveau de l'appartement au cours du bail. Contribuer a l'orientation et a la formation approfondies des nouveaux membres du personnel, selon les besoins, conformement au plan de formation etabli pour l'integration. Tenir et mettre a jour l'annuaire des residents, les listes de casiers et les registres des locaux a velos, et contribuer aux verifications. Participer a differentes reunions operationnelles. Realiser et/ou coordonner les inspections des suites a l'entree et a la sortie et les documenter selon les besoins. Prioriser le suivi des sondages sur les emmenagements et veiller a ce que les lacunes soient corrigees dans les meilleurs delais. Prioriser le suivi des mauvaises evaluations sur Google. Prioriser le suivi des mauvaises evaluations de service relatives aux demandes d'entretien. Negocier les renouvellements de baux conformement aux objectifs et aux quotas fixes. Assurer une presence a la reception pour de courtes periodes, selon les besoins. Aider au suivi quotidien et a la mise a jour des bons de travail et des notes des residents, selon les besoins. Connaitre et respecter la politique de l'entreprise en matiere de sante et de securite. Porter l'equipement de protection individuelle (EPI) prescrit, le cas echeant. Respecter les normes habituelles en matiere de securite incendie et de securite des personnes, y compris les tests mensuels et les exercices annuels. Veiller a bien connaitre et comprendre les procedures d'urgence, par exemple en cas d'incendie ou d'inondation. Veiller a ce que tous les fournisseurs et sous-traitants respectent la politique etablie en matiere de sante et de securite, et signaler immediatement toute infraction, toute situation dangereuse ou tout equipement endommage a la direction ou au directeur general. Mettre en place et organiser des evenements pour les residents (petit-dejeuner sur le pouce, journee creme glacee, Halloween, fetes de fin d'annee, etc.) Superviser les demandes de suite pour invites et assurer la coordination avec tous les services. Participer a des projets speciaux de temps a autre.

Marketing et location :




Promouvoir activement les programmes de recommandation des residents. Negocier les renouvellements de baux pour obtenir une valeur optimale. Encourager les rendez-vous ou les visites avec tous les residents potentiels qui se presentent ou qui appellent, selon les besoins. Effectuer des visites de la propriete et des suites avec les residents potentiels. Verifier les qualifications des residents potentiels afin de determiner leurs besoins et leur capacite a postuler. Negocier les baux pour obtenir une valeur optimale. Participer aux journees portes ouvertes. Participer a la procedure d'approbation des baux selon les besoins : rassembler toutes les informations pertinentes sur le formulaire de demandeet les transmettre au directeur general pour approbation; le formulaire bancaire rempli, les lettres d'emploi, le formulaire de TEF et/ou les cheques certifies, les verifications d'antecedents, les verifications de credit, les signatures de baux, les calendriers, les affectations et les formulaires d'addenda.

Developpement durable :




Fixer des objectifs et des objectifs en matiere d'efficacite energetique, d'emissions de gaz a effet de serre, d'utilisation de l'eau et de recyclage. Rechercher continuellement, et motiver les residents ainsi que le personnel a identifier des occasions de reduction de dechets et d'amelioration du recyclage. Embrasser et soutenir de maniere proactive la culture de BGO en matiere de durabilite environnementale et de responsabilite d'entreprise et sociale.
