Key Responsibilities
Oversee day-to-day building and site operations for assigned commercial properties.
Conduct regular site inspections to ensure properties are safe, clean, and well-maintained.
Develop and maintain positive relationships with tenants, owner, vendors, contractors, and service providers.
Manage rent rolls, rent collection, and accounts receivable. and invoice approvals.
Review monthly and quarterly financial statements, addressing variances as needed.
Assist in budget development, forecasting, and reporting, identifying opportunities for revenue generation and cost savings.
Issue and manage work orders for maintenance, repairs, and site improvements, including oversight of contractors and inspection of work.
Support tenant improvements and capital projects to ensure timely, cost-effective delivery.
Negotiate and oversee vendor and service contracts for quality and cost efficiency.
Respond promptly to tenant service requests, ensuring timely completion.
Monitor lease expirations, tenant covenants, and tenancy administration.
Provide after-hours emergency response as required.
Work collaboratively within commercial and accounting teams, focusing on outcomes and deliverables.
Qualifications & Skills
Minimum 3 years of commercial property management experience.
Valid
Property Management license in British Columbia
(as required by provincial regulations).
Experience managing
mixed-use properties
required.
Proficiency with property management software and technology tools.
Strong understanding of
commercial lease agreements
and industry best practices.
Financial acumen, with the ability to interpret financial reports and budgets.
Knowledge of building systems (HVAC, plumbing, electrical); construction knowledge is an asset.
Demonstrated leadership and staff management skills.
Strong interpersonal, communication, and negotiation abilities.
Valid driver's license and reliable vehicle.
Ability to work independently, prioritize multiple tasks, and meet deadlines.
