The Commercial Property Manager is responsible for maximizing the value and performance of commercial real estate assets by managing tenant relationships, lease administration, financial operations, and overall asset strategy. This role ensures tenant satisfaction, enforces lease compliance, manages budgets, and partners with ownership to achieve occupancy and NOI objectives.

WORK WEEK:
The Commercial Property Manager will work during regular business hours, Monday to Friday, for 37.5 hours per week (not including a 30-minute unpaid meal break per day). Occasional overtime may be required.
LOCATION:
570 Dunsmuir Street, Vancouver. The location for this position may vary based on operational needs. Flexibility to travel between and work at other locations will be required as needed.
REQUIREMENTS
Property Management certification.
Minimum 3 years of experience in commercial property management.
Strong understanding of commercial lease agreements, enforcement, and tenant coordination.
Experience with financial reporting, budgeting, and asset performance tracking.
Experience working with retail tenants, including lease compliance and operational support.
SPECIFIC RESPONSIBILITIES
Tenant & Owner Relations
: Serve as primary contact for tenants and ownership, manage communications, resolve concerns, and enforce lease terms.
Lease Administration
: Manage new leases, renewals, terminations, and evictions; ensure compliance with agreements.
Financial Management
: Prepare and manage operating budgets, track expenses, report variances, and optimize NOI.
Asset Management
: Develop strategies to maintain occupancy and enhance long-term asset value.
Reporting & Communication
: Provide regular reports to ownership on leasing, financials, and property performance.
Project Oversight
: Partner with building management on tenant improvements and capital projects.
Compliance
: Ensure leases, property use, and operations comply with legal and regulatory requirements.

The noise level in the work environment is usually quiet to moderately noisy in the building and can be moderately noisy when outside.
Construction environment due to tenant improvement and properties development and maintenance will be a huge part of the working condition.
