The Certified Journeyman Plumber Maintenance Technician position is responsible for safe operation and upkeep of the buildings and equipment, as well as general cleanliness of the property and all associated spaces and common areas. As an employee and representative of Lethbridge Housing Authority, the Maintenance Technician is expected to interact with tenants and people of varying backgrounds and perspectives and handle all tasks in a positive and professional manner.

Supervises: Cleaning Staff, General Contractors
Duties and Responsibilities
Perform regular safety and preventive maintenance checks on building systems:
Ensure mechanical and safety systems are operating as designed.
Ensure that aesthetics of the buildings and grounds are maintained.
Effect hands on repairs to building components including minor repairs to plumbing, electrical, and mechanical systems.
Effect hands on repairs to interior and exterior building finishes and components, e.g. faucets, sinks, toilets, drywall, doors, windows, flooring, and roofing.
Participate in and or oversee contracted cleaning, repairs and renovations.
Maintain records about building condition and participate in periodic inspections.
Prepare housing units for rental and participate with Placement personnel in the Tenant occupancy process.
Participate in a 24-hour emergency call-out on a rotational basis.
Perform general and routine maintenance and custodial tasks as required.
Complete in prompt time maintenance work orders created.
Repair any onsite equipment and manage operating systems.
Cover any jobs created from previous night.
Assess any trade contracted work required.
Inspect units in relation to annual inspection and suite turnover for wear and tear, abuse and or damage cause by tenants.
Repair electrical and plumbing inside unit.
Prepare unit turn over for paint and flooring and or countertops.
Pest management for all types of bugs.
Perform, assist and/or monitor contracted repairs and renovations:
Annual projects
Yearly capital projects
Twenty-four (24) hour emergency on-call rotation with other maintenance personnel - attend emergency calls for Affordable & Community Housing Units.
Other tasks as required by Asset Management Director:
Specific projects relating to the building/ complex's
Annual budget process
Qualifications
A High School Diploma with 1 to 3 years practical experience relating to building maintenance, trades with applicable skills and knowledge.
Certification as a Journeyman Plumber.
Fifth Class Power Engineering required for some positions.
Superior client service skills, and professional conduct being sensitive to the dignity of those residing in social housing.
Work well in a team environment as well as independently.
Knowledge of the Residential Tenancy Act preferred
Training in Emergency First Aid; CPR; WHMIS; Pest Control and AED Protocol; Hazardous Material.
Safety Tickets and/or Tenant Management Certifications are an asset.
Cross Connection Control Special Certificate, Transportation of Dangerous Goods Certificate are an asset.
Valid Drivers' license and current Drivers' Abstract.
Working Conditions
Ability to work in confined spaces; to handle dust and particulates environment.
Ability to handle standing on uneven surfaces; work at heights; work on knees and/or back.
Required to work outside in all types of weather.
Emergency on-call rotation.
Able to take instructions and complete tasks assigned.
Must pass a Criminal Record Check and a Vulnerable Sector Check.
Physical Requirements
Physically fit and able to move upwards to 150 lbs.
Must be able to carry, lift and hold items in different positions for prolonged periods.
Able to handle related machinery and tools.
Requires standing for prolonged periods
