Role Overview

The Senior Vice-President, Head of Toronto - Investments & Development is a senior leadership role responsible for driving all investment and development initiatives in Toronto. The successful candidate will lead a team of professionals in sourcing, structuring, and executing real estate investment opportunities and managing developments across all phases--from acquisition to delivery. The role is ideally positioned to be more focused on commercial investment and development, with some knowledge of the residential asset class required.

This individual will work closely with the construction division and other internal teams, while maintaining strong external relationships to grow the Toronto pipeline and deliver strategic, high-impact projects. This position reports to the President.

Key Responsibilities

Strategic Leadership

Help define and lead execution of the strategic direction for investment and development activities in Toronto, aligned with national goals. Identify market trends, risks, and emerging opportunities to drive long-term value and innovation. Represent Canderel's platform in internal and external forums, enhancing brand visibility and market positioning. Monitor and report on competitive market activity. Take responsibility for the Toronto market P&L and drive to maximize profitability by increasing overall revenue and managing costs effectively.

Investments

Lead sourcing, evaluation, and negotiation of new acquisition and joint venture opportunities across asset classes (residential, mixed-use, industrial, office, etc.). Oversee financial modeling, due diligence, and investment underwriting to support deal execution. Enhance and maintain relationships with brokers, landowners, institutional partners, and lenders to enhance deal flow and access to capital. Drive investment committee presentations and support investment decisions through well-substantiated business cases. Manage the performance of the investment portfolio in Toronto, including asset repositioning or divestment strategies when applicable.

Development

Oversee the full development lifecycle including feasibility studies, entitlements, design, budgeting, and project delivery. Collaborate closely with construction leadership to ensure on-time and on-budget project execution. Lead the team in managing relationships at a high level with municipal authorities, consultants, architects, and planning teams to ensure approvals and community alignment. Evaluate and optimize development programs to enhance project returns and minimize risk. Ensure alignment of assets with market demand, investor expectations, and Canderel's brand standards.

Team & Collaboration

Lead, mentor, and grow a high-performing team of investment and development professionals. Promote a collaborative, accountable, and high performance culture that integrates seamlessly with internal teams including construction, legal, finance, leasing, and asset management. Drive accountability, excellence, and innovation throughout the platform.

Reporting & Governance

Report regularly to the President on pipeline progress, investment performance, and market activity. Support preparation of internal and external presentations, including investor reporting and board materials. Maintain high standards of compliance, governance, and corporate responsibility.

Qualifications

15+ years of experience in real estate investment and/or development, ideally within the GTA or Ontario market. Strong understanding of real estate finance, transaction structuring, development processes, and risk management. Demonstrated success sourcing, underwriting, and executing complex real estate transactions. Deep network of market contacts in Ontario, including developers, brokers, consultants, investors, and public stakeholders. Proven leadership capabilities with experience managing multidisciplinary teams. Bachelor's degree in business, real estate, finance, or urban planning; MBA or related graduate degree preferred. Strong strategic mindset and ability to thrive in a fast-paced, entrepreneurial environment.
