Job Description


Position Summary... The Director, Real Estate leads a team of internal associates and external real estate professionals, and is responsible for all Real Estate matters affecting the existing store portfolio nationally. Key responsibilities include: management of a $350m+ cost line across rent and property tax & CAM; securing executive approval for and execution of real estate deals for all leased stores and DCs and expansion of existing properties; optimizing our existing estate through site redevelopment; supporting delivery of our Relay program through landlord negotiation; managing our surplus asset program; managing our Smartcentres relationship through owned and leased portfolio; building and executing our lease renewal program; support the analysis of portfolio review for network optimization.

What you\'ll do...

Responsible for $350m+ cost line across rent & property tax through landlord strategic portfolio reviews. Accountable for rent re-negotiations, management of lease renewal program and occupancy cost savings to align with LRP investment. Negotiation with landlords and tax consultant support through tax appeals with municipalities, and support the Realty Team\xe2\x80\x99s landlord negotiations in regards to CAM.

Support Walmart program of site redevelopments and surplus assets through engagement with landlords, development partners, brokers, consultants and Walmart associates.

Support delivery of our store investment/relay program through negotiation with landlords and landowners across a variety of real estate matters including lease term, rent, CAM, capital investment and requisite approvals directly or through management of Real Estate Managers

Lead long-term planning of Walmart-Smartcentres lease portfolio, store network optimization, as well as WM owned-store portfolio.

Ensure landlord relationship and long-term vision aligns with store operational real estate matters to enable omni-channel offer in both stores and our logistics operations as main stakeholder.

Plan, develop, and execute real estate transactions to present business cases for Real Estate projects/renewals to Walmart International Real Estate and Canadian Leadership Committees for approval.

Qualifications:

8+ years experience in commercial real estate

Bachelor\'s Degree

Real estate qualification or further education considered to be an asset \xe2\x80\x93 i.e., master\xe2\x80\x99s degree, RICS, Brokerage Licence, CPM etc.

Additional Skills: Strong knowledge of numerous markets, competition, and retail nodes. Expert in Real Estate Finance calculations, establishing realistic assumptions, and DCF methodology. Solid understanding of architectural plans and specifications. Highly skilled at networking, communication, delivery of presentations and a highly effective negotiator. MS Office application, micromarketing database management software (GIS).
