Ironclad Properties Inc. is seeking a dedicated Building Turnover Technician who will play a critical, hands-on role in transitioning newly constructed buildings into fully operational assets. This position is responsible for inspecting buildings and residential units, identifying and documenting deficiencies, and verifying overall readiness throughout the commissioning process. The role also includes completing commissioning-related tasks and addressing items that fall outside the scope of construction contractors, ensuring each property is fully prepared for a seamless handover to the property management team.
Responsibilities
Conduct thorough inspections of buildings and residential units, identify deficiencies, and prepare clear, accurate reports to support commissioning and final handover.
Set up and organize new buildings and common areas, including offices, maintenance rooms, amenity spaces, mailrooms, signage, and installed fixtures.
Assist with pre-functional testing and final walkthroughs to confirm overall building readiness for occupancy.
Support the training and onboarding of new building staff on building systems, equipment, and facility operations.
Coordinate with service providers and vendors to ensure timely activation and functionality of building services.
Plan, schedule, and prioritize work in alignment with turnover timelines, commissioning checklists, and project milestones.
Participate in pre-planning and mobilization efforts, including staging tools, equipment, and materials for active project sites.
Travel to project sites as required, including periods of frequent travel during peak turnover phases.
Skills and Experience
Minimum of one (1) year of experience in building maintenance, quality control, commissioning, building turnover, or a related role.
Willingness and ability to travel to project sites across Canada as required.
Practical knowledge of building systems, with the ability to troubleshoot issues and perform basic repairs.
Ability to work independently, manage time effectively, and complete tasks with minimal supervision.
Experience using common power tools and equipment safely and appropriately.
Working knowledge of safety regulations and proper use of personal protective equipment (PPE).
Physically capable of lifting, carrying, climbing, and performing other physical tasks required for the role.
Valid class 5 driver's license and access to a reliable vehicle.
Reliable, hardworking, and a positive contributor to a collaborative team environment.
Clear and effective verbal and written communication skills.
