to oversee the daily operations, maintenance, and safety of our property. The ideal candidate will have strong technical knowledge of mechanical systems, excellent communication skills, and the ability to work collaboratively with contractors, security teams, and the management office.
Key Responsibilities
Oversee and maintain all building mechanical rooms, including:
Boilers
Chillers
Cooling towers
MAU (Make-Up Air Units)
Emergency generators (including routine testing)
Sprinkler and fire protection systems
Perform routine inspections, preventative maintenance.
Coordinate and supervise work performed by external contractors.
Respond promptly to building emergencies, alarms, and mechanical failures.
Prepare accurate
incident reports
, maintenance logs, and daily activity summaries.
Communicate clearly with management, security staff, Residents.
Ensure building operations comply with safety regulations and company standards.
Support general building operations such as seasonal cleaning, minor repairs (Wallpaper or Paint Touch).
Qualifications
Minimum
2
years of experienceas a Building Superintendent, or similar role.
Strong hands-on experience with mechanical room systems (boilers, chillers, cooling towers, MAU, generators, sprinklers).
Ability to read and understand technical manuals, equipment specifications.
Excellent
written and verbal communication skills in English
.
Strong reporting skills, including the ability to create clear and detailed incident reports.
Ability to work independently, prioritize tasks, and manage time effectively.
Physical ability to perform manual labor and respond to on-site emergencies.
Preferred Skills
Basic knowledge of plumbing, electrical, or HVAC troubleshooting.
