Our Class A, six-story building located in downtown St. Catharines needs the right person to keep it functioning and looking at the high standard our members have come to know.
Who Should Apply for this Position?
The right person may have experience with commercial buildings such as hotels, multi-story office buildings, medical buildings, schools, etc. Someone who has a background as a handyman or in general construction with knowledge in key trades such as drywall, paint, electrical and plumbing. We suggest you live in or close to St. Catharines and have access to your own vehicle for transportation

at a hotel or seniors home and no longer wish to be on call evenings and weekends, 7 days a week. We can offer you a permanent day shift, and we will only call you after hours or on a weekend in extreme cases (1-4 times per year)
Role Type and Shift:
Permanent, full-time position (you can choose either a 30, 35 or 40-hour work week)
Shift will be Monday-Friday, starting at 8:00 am.
Flexibility for urgent emergencies (1-4 times per year)
Some projects may require completion by a date for members to move in and may need some overtime (1-2 projects per year)

Strong attention to detail on projects

Strong communication skills to ensure you are aligned with our members and the management team, participating in weekly planning meetings
Experience working as part of a team
Excellent organizational skills for tools and maintenance room
Must have a smartphone and be comfortable using apps on the phone for tasks and communication
Understanding of fire systems, including emergency lighting, etc.
Professional attitude when dealing with members
Strong drywall repair skills
Ability to paint to a high standard
Moderate commercial electrical ability
Moderate plumbing skills for repairs, etc.
Valid driver's license and own vehicle to run errands; mileage will be reimbursed
It would be nice if you have commercial HVAC maintenance skills, but not required
It would be nice if possess Commercial Building Superintendent background, but not required

Building Operations
Daily interior and exterior walkthrough inspections of the property, building and HVAC systems
Ensure building is operating at peak efficiency - you are the eyes and ears of the Management team
Complete regular checklists and logs, i.e. weekly and monthly fire inspections, HVAC inspections, elevator inspections, alarm systems, etc.
Building maintenance and repairs are performed in-house whenever possible, before moving to 3rd party trades
Maintain computerized history and inventory of supplies, vendor contacts, and ensure approvals before placing orders with vendors as needed
Keep detailed records and logs of issues, events and resolutions
General landscaping duties, including lawn maintenance, trimming shrubs, maintaining gardens, some planting and in the winter, snow removal, salting walkways, etc.
Member Assistance
Working with the team to complete pre-scheduled tasks for members
Answer all questions in a prompt, professional manner while sharing any findings with the management team
General Construction Skills
Responsible for drywall and office repairs, including painting, when a member vacates to return offices to move-in ready condition
Painting during renovation projects and building touch-ups
Running and installing the electrical in prep for final connection by a licensed electrician
Plumbing experience required
Preference to those with the skills and background to be hands-on to complete renovation projects, including building new drywall offices or working with modular walls
Experience with building out metal stud walls, installation of insulation, wiring, new drywall, tape and compound, sanded and primed to be paint-ready
Requirements:
8-10 years of experience as a Commercial Building Superintendent, handyman or contractor with the ability to demonstrate knowledge of your skills and background across all key trade skills required for this role
Willingness to tackle a variety of tasks, while managing risk and cost
Willingness to learn new skills
Tech skills and the ability to learn quickly such as apps on your phone
Must be able to pass a criminal background check
Knowledge of Ontario Building and Fire Codes preferred
Strong computer skills preferred to look up contacts in Outlook, update task notes or email the team
Knowledge of and certification for WHMIS, and Working at Heights.
Knowledge of techniques of good body mechanics to prevent injury
Able to perform varied physical work throughout the shift and on an ongoing basis
We will provide training on certain building and safety systems
Asset if you possess any certificates for plumbing and/or electrical
