We are looking for a hands-on

5th Class Power Engineer

to join our residential maintenance team as a

Building Operator

at Langara Gardens, a 50-year-old, 21-acre residential community in Vancouver's Oakridge neighbourhood (West 57th and Cambie). This role supports the day-to-day operations of the property, including inspections and maintenance of boilers, HVAC, plumbing, and mechanical systems. You'll also respond promptly to tenant work orders and help ensure the property is operating efficiently and in excellent condition. While previous experience is an asset, this position does not include supervisory responsibilities, making it an excellent opportunity for someone eager to develop their skills within a supportive team environment.


The ideal candidate is a strong problem-solver who adapts easily to different building environments and takes pride in delivering high-quality service in a fast-paced, deadline-driven setting. Working hours are Monday to Friday 8:00am to 4:30pm with rotational on-call and possible weekend shifts.

KEY RESPONSIBILITIES



Perform maintenance and repairs in tenant suites, including plumbing, heating, electrical, locks, fans, and appliance servicing and relocation. Conduct in-house maintenance and building repairs such as plumbing, drywall, painting, HVAC, minor electrical and other duties as required. Utilize power and hand tools for maintenance work around the property. Maintain all interior and exterior lighting systems, including replacing lights and repairs. Assisting in the overall Preventative Maintenance Program, performing scheduled maintenance and working with contractors for boilers, mechanical systems, elevators, fire safety equipment, generators, and water treatment. Prioritize, respond to, and resolve tenant work orders promptly using the maintenance dashboard, ensuring high standards of service and positive tenant relations. Support Resident Caretaker training in minor maintenance tasks. Comply with safety regulations and property policies, including the Workers Compensation Act, Occupational Health and Safety Regulations, and the Residential Tenancy Act.

QUALIFICATIONS



Minimum 5th Class Power Engineer's Certificate recognized and certified by Technical Safety BC (4th Class considered an asset). High school diploma. 2 - 3 years' experience in commercial and/or residential building maintenance and operations. Valid BC Driver's License. Working knowledge of boiler operation and maintenance. Demonstrated fluency in English, with strong written and verbal communication skills. Intermediate working knowledge of computer applications, especially Microsoft Office. Strong interpersonal skills to work independently and collaboratively with tenants, contractors, and co-workers.
