Other duties include performance of ongoing preventive maintenance and repair response work orders on facility mechanical, electrical and other installed systems, equipment and other components. Maintain, operate and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair and related grounds as it pertains to facility. Perform assigned facility inspections, vendor work and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.WHAT YOU\xe2\x80\x99LL DO:Performs all assigned maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.Completes assigned elements of the preventative maintenance program.Completes assigned training to the operations staff. Demonstrates the proper use and care of tools and instruments, and understands basic maintenance, safety, and troubleshooting procedures.Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanupPerform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assignedRecord readings and adjust where necessary to ensure proper operation of equipmentMaintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levelsComply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplacePerform periodic checks of tool and instrument inventory.Will be part of the on-call rotation responding to emergencies 24 hrs a day during their portion of the rotation.Perform additional job duties as requested.WHAT WE\xe2\x80\x99RE LOOKING FOR:Operating Engineers license (SMA) or equivalent preferred.Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as requiredWorking knowledge of computer applications including Word and Excel and Outlook.The individual in this role must be available for Call-in work and perform other duties as required.High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration and HVAC.Must be available for the on-call rotation.Ontario operators license is preferred.WHAT\xe2\x80\x99S IN IT FOR YOU :Join an industry leader and shape the future of commercial real estateComprehensive and competitive benefits planA supportive, caring and diverse work environment designed for your growth and well-beingLocation:On-site \xe2\x80\x93Ottawa, ONIf this job description resonates with you, we encourage you to apply, even if you don\xe2\x80\x99t meet all the requirements.
