This role is responsible for the effective operation and maintenance of assigned properties under the direction of the Property Manager. The duties listed below are a general description of responsibilities of the role and are not intended to be exhaustive.
Responsibilities
Be available after hours to respond to emergencies during assigned on-call weeks;
Act as a contact person for monitoring companies and emergency services as required;
Manage building access control and security systems;
Coordinate and monitor the activities of third-party contractors and suppliers;
Issue purchase orders and order materials and equipment as required;
Participate in additional training and/or orientation that may be required from time to time;
Repairs & Maintenance
Complete all assigned work orders appropriately and in a timely fashion;
Order third-party contractors where required and as directed by the Property Manager;
Keep all mechanical and utility spaces of the building tidy and in good order;
Schedule routine and/or recurring maintenance
Preventive Maintenance
Perform monthly tests of the emergency generator(s) as required and within the limits of your training/experience
Check all common-area fire extinguishers monthly;
Perform regular water-treatment tests as directed by the HVAC contractor;
Have a general familiarity with the building's HVAC and mechanical equipment, safety systems, automation systems, etc.
Complete required checklists and preventive maintenance tasks on building equipment within the limits of your training/experience, and notify the Property Manager and/or HVAC contractor of any concerns requiring attention;
Check all vacant and common areas of the building regularly and arrange to address any noted problems;
Perform regular inspections of the premises to check for safety hazards or concerns, and bring them to the attention of the Property Manager;
Customer/Client Care
Respond promptly and courteously to all requests for assistance from Tenants, Clients, and others;
Coordinate access to occupied tenant spaces if/when required by third parties or the Landlord;
Administration
Maintain logbooks and equipment maintenance records as required;
Complete such general reports and checklists as may be required;
Keep the maintenance database up-to-date with records of requests and preventive tasks completed.
The Building Operator will be expected to become familiar with the property, take a pro-active approach to its operations, and complete any other such reasonable duties as may be requested by the Property Manager from time to time.
