Attree Properties is a family-owned and operated commercial real estate company, and we're currently seeking a Building Operations Manager to join our team in Burlington.

In this leadership role, you will manage a team of Building Operators and be responsible for the day-to-day operations and maintenance of a portfolio of commercial properties. You'll ensure our buildings run efficiently and our tenants receive the high level of service they've come to expect from us.

Responsibilities:



Manage and support a team of building operators. Implement, operate, and oversee the Computerized Maintenance Management System (CMMS). Oversee the operation, maintenance, inspection, and testing of building systems, including HVAC, electrical, plumbing, chemically treated water systems, and life safety equipment. Complete and track work orders promptly and accurately. Respond to tenant requests in a timely and professional manner. Perform general repairs and maintenance to both the interior and exterior of the building as needed. Monitor construction and capital projects to ensure base building systems remain intact and undamaged, and verify contractors comply with building codes and regulations. Maintain inventory of essential supplies such as filters, fuses, lamps, ballasts, plumbing supplies, and HVAC parts. Ensure all fire safety equipment complies with Fire Code regulations, and that fire safety procedures are reviewed and followed annually. Supervise outside contractors and staff to ensure tasks are completed efficiently with minimal disruption to tenants and building operations. Ensure all Life and Safety documents are up-to-date, properly displayed, and actively practiced during daily duties. Perform other duties as assigned.

Requirements / Qualifications:



Minimum of 5 years of experience in commercial building operations. Extensive knowledge and hands-on experience with HVAC equipment, plumbing, electrical systems, Building Automation Systems (BAS), and Life Safety Systems. Proficient in blueprint reading and interpreting technical drawings related to building systems. Strong commitment to delivering exceptional service consistently. Exceptional skills in communication, organization, customer service, interpersonal and time management Self motivated, professional and flexible; able to work both independently and as part of a team Detail oriented; able to resolve problems using facts and sound reasoning Must be able to lift 50lb Must be able to climb and safely use ladders Friendly and courteous with professional image Valid Drivers license with clean drivers abstract, and a vehicle

Pay: $85,000.00-$95,000.00 per year
