The Building Maintenance Worker is responsible for a variety of janitorial, general maintenance, carpentry, mechanical and security duties.
PERFORMANCE RESPONSIBILITIES:
General repairs and maintenance - basic carpentry, plumbing, drywall repairs, painting, electrical etc. in all suites and public areas
Vacuuming hallways. Sweeping, mopping, waxing, and polishing floors in the hallways and stairwells.
Dusting windowsills, countertops, and woodwork.
Washing sinks, toilets, and tile work in all public washrooms.
Wiping down doorknobs, handles and elevators doors and buttons.
Maintaining a sanitary environment for guests, tenants and staff.
Suite clean ups at move out and suite preparation for move in.
Removal of existing flooring materials and cove base in preparation of flooring installation.
Demolition of existing kitchen cabinets and bathroom vanities.
Thoroughly clean and repair damage to the suite by previous tenant. Cleaning of appliances, remove bathroom fan, clean, oil and re-install.
Drywall repair and paint the suite as required.
Responding to tenant maintenance requests and emergencies.
Troubleshooting and repairing deficiencies.
Reporting any work that needs to be done by a contractor to the Managers.
Providing access and assistance to contractors when on site.
Maintaining a daily written journal and passing on log to update management on daily work.
Maintaining the exterior of the building and surrounding property clean and free of debris.
Picking up debris in the laneway and walkway on Pender Street, including needles in a safe and mindful way using universal precautions.
Seasonal tasks such as landscaping, ice and snow removal.
Performing daily security rounds of the building. Observing and reporting any disturbances or criminal behaviour to management.
Creating Work Orders in Yardi and closing these after work is completed.
Recommending material purchases (parts for maintenance and janitorial supplies) to Building Manager
If required, discussing maintenance issues with the Maintenance Supervisor at HO
Special projects as assigned by BM or PM.
Maintaining a positive relationship with all tenants, vendors and BCIHS team members.
Carrying the BMW cell phone at all times during work hours and being available to tenants, vendors and the BCIHS team.
QUALIFICATIONS:
Education, Training & Experience
Minimum High School Diploma
Additional trades and janitorial courses considered an asset
Minimum 2 years maintenance and/or janitorial experience. Preferably at a residential property.
Knowledge, Skills & Abilities
Completes assignments and duties in a complete and timely manner
Willing to follow direction from superiors
Understands of the proper use of cleaning supplies and tools
Work Schedule:
Monday to Friday
8:30 AM - 4:30 PM
