We are seeking a dedicated and skilled Building Maintenance worker to join our team. . The Maintenance worker is responsible for the day to day maintenance and cleanliness of the buildings and equipment. Keeping and submitting to the Housing Manager detailed records for the building and equipment. Responsibilities include and are not limited to inspection of facilities, equipment, adherence to the Confidentiality of the Corporation, the Tenants and to all Fire, Health and Safety Protocols, multi-tasking, and maintaining a healthy relationship with Board, Tenants, and Staff.
Duties
Daily & Ongoing
Cleaning and maintaining entrances and exits, sanitizing high touch areas
Complete walkabout of parking lot and around the building, recording any issues and notifying Housing Manager
Maintaining sufficient lighting in entrances/corridors/storage areas
Empty all waste baskets in the common areas, bag garbage, empty garbage carousel and deliver to the Municipal waste facility
Keep records for building, property and equipment maintenance
Perform minor repairs to Tenants' apartments
Maintain good Tenant relations
Liaison with the Security Tenant(s) and regular on-site Contractors (i.e. OCWA)
Act as liaison and collaborate with contractors on projects keeping detailed documentation of any project information and timelines
Purchasing maintenance supplies and utilizing purchase orders for the same
Safe operation & normal maintenance of building equipment
Complete any other reasonable task as requested by Housing Manager
Reporting emergencies to Housing Manager and providing temporary emergency services
Weekly
Keeping, hall, lounges, common areas, washrooms, electrical rooms, mechanical rooms, common storage rooms, outside storage, laundry rooms clean
Cleaning/washing of floors, rugs, and windows in public areas
Providing "on call" services and weekend garbage removal on rotation schedule.
Submit Time Sheet, on Call sheet, maintenance requests, purchase orders, and daily activities sheet to Office every Friday
Monthly/Yearly
Perform monthly review of all Fire and Health and Safety regulatory requirements
Cleaning/washing of floors and rugs in units when soiling is the result of dysfunction of building systems
Meet with Housing Manager regarding Capital Projects with suggestions, cost savings, and any concerns related to the building/staff/tenants.
Cleaning exterior windows in common areas and doors - 1st floor
Grass cutting/weeding and planting of flower beds, maintaining exterior grounds
Snow removal and sanding of walkways/entrances and/or overseeing contract services of the same for the parking areas
Inventory of Maintenance tools and stock as required
Participate in all learning activities and maintain certification for First Aide, driver's license and insurance
Participating in unit inspections yearly or as required with Housing Manager and/or Board committee
Upon request
Completing Unit renovations ie.: cleaning of walls, cupboards, fixtures, windows, drywall patching & painting, minor plumbing, and repair as necessary, experience in laminate floor installation an asset
Removal of carpet and tile if required
Complete minor repairs of equipment and facility
Perform minor plumbing and electrical work
Perform maintenance on appliances in common areas
Painting/drywall patching of common areas and hallways
Minor carpentry work
Stripping and applying wax to tiled floor in units and common areas
Initiating/supervising/inspecting contract services and prepare notes regarding inspections and deliver to Housing Manager
Educating staff and tenants in fire and safety procedures
Experience
Electric and plumbing experience
Painting, patching of drywall
Troubleshooting and repair techniques
Familiarity with HVAC systems
Some computer skills
Excellent communication skills in English, both written and verbal
