Nunastar Properties Inc. is looking for an experienced Part-Time Building Maintenance Technician to oversee all building-related activities. The successful candidate will be responsible for preserving the good condition of our two storey office building and ensure that facilities are safe and well functioning.

The Opportunity:
Our Building Maintenance Technician is responsible for maintaining a safe, functional, and efficient building for employees, guests, and tenants. Some of the duties include fixing equipment, plumbing, heating, and wiring, inspecting buildings to confirm safety standards and scheduling routine third party checks and major repairs. Due to the size of the building, a full-time presence is not required, rather hours are flexible and variable as required to keep the building running smoothly and efficiently.   • Part Time: 25-30 hours per week, Flexible Monday - Friday
  • Compensation: $25.00 ~ $28.00 per hour

Roles and Responsibilities:
Maintenance
  • Performs work in accordance with established processes and practices.
  • Performs regular facility, mechanical and other equipment and systems monitoring inspections, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained.
  • Responds to routine and on-demand service requests and performs preventative and corrective maintenance on facility mechanical equipment and other systems.
  • Monitors assigned facility by conducting facility walkthroughs for mechanical, electrical, and other equipment system monitoring and inspection.
  • Operates facility mechanical and other systems.
  • Assists in the implementation of preventative maintenance (PM) program. Ensures that deficiencies are identified, recorded, and escalated, and that related documents are maintained.
  • Clear snow using skid steer during heavy snow falls in winter.
  • Maintain landscaping: trimming grass, trimming trees, weeding, tending to the pond equipment,
Troubleshooting
  • Provides observations about facility mechanical and electrical equipment conditions and deficiencies and provides suggestions for enhancement and repair.
  • Attend to occasional after-hours emergencies.
Client Relations
  • Assists in enhancing tenant and customer satisfaction and maintaining positive relations through the way work is performed and services delivered.
  • Assist tenants with office and desk reorganizations and moves.
  • Assist operations with packaging, shipping, and handling of goods that are regularly being sent to our Arctic properties.
Administration
  • Participates in and assists with facility-related projects.
  • Maintains all assigned tools and arranges for repair and replacement where required.
  • Submits all expenditures on a timely basis, approve invoices for services and utilities.
Other duties as assigned and required to allow the building to run well and support our operations.

Qualifications and Requirements:
  • Proven maintenance experience.
  • Knowledge of mechanical and plumbing systems, especially building controls.
  • Familiarity with all aspects of building operations including HVAC, mechanical, life safety, generators, boilers, fire alarms and sprinkler systems.
  • Must be able to operate equipment such as skid steer and lawn equipment.
  • Possess a "handyman" aptitude for building and system repairs.
  • Effective time management and communications skills.
  • Willingness to be on call in case of emergency.
  • Valid Driver\'s License and clean Driver\'s Abstract.
  • Must be able to pass a clear criminal check.
