The Building Maintenance supervisor is responsible for overseeing the upkeep, repair, and overall condition of the clubhouse and surrounding facilities. This includes maintaining HVAC, electrical, plumbing, safety systems, and coordinating with external contractors when necessary. The ideal candidate is proactive, organized, safety-minded, and able to perform a variety of hands-on maintenance tasks.
Key Responsibilities:
Conduct regular inspections of all club buildings and facilities
Perform general repairs in plumbing, electrical, carpentry, and mechanical systems
Maintain heating and cooling systems, ensuring seasonal readiness
Respond to maintenance requests in a timely and professional manner
Ensure all safety systems (fire alarms, extinguishers, emergency lighting) are tested and maintained
Oversee Janitorial contractors, ensure facilities are kept clean and presentable
Order/purchase janitorial supplies
Maintain clean and safe working conditions throughout all facilities
Coordinate with outside vendors for specialized repairs or inspections
Maintain accurate records of maintenance tasks, equipment logs, and safety checks
Support setup and teardown for events and functions as needed
Monitor security contractors, ensure facilities are secure and monitored daily
Daily Duties Checklist:
Walk through of all interior and exterior areas for visual inspection
Check for lighting issues (burnt-out bulbs, exterior pathway lighting, etc.)
Inspect bathrooms for plumbing leaks or fixture malfunctions
Empty mechanical room drains and inspect sump pumps
Check boiler pressure and HVAC system readings
Ensure garbage and recycling areas are clean and operational
Address maintenance tickets and staff requests
Refill cleaning supplies, batteries, light bulbs as needed
Ensure doors, locks, and gates are functioning properly
Monitor exterior grounds for safety hazards (ice, debris, etc.)
Weekly Duties Checklist:
Test emergency lighting and exit signs
Check and record HVAC filters (replace as needed)
Inspect water heater and boiler systems
Review and update maintenance logs
Conduct a more thorough inspection of roofs, gutters, and downspouts
Lubricate moving parts on doors, gates, and garage openers
Verify functionality of security system and cameras
Clean air vents and intake grills
Review stock levels of repair materials and supplies
Monthly Duties Checklist:
Conduct full fire extinguisher inspection (document status)
Deep clean mechanical and electrical rooms
Test fire alarm system (as per regulations)
Check and clean exterior lighting fixtures
Inspect electrical panel for heat or corrosion
Flush floor drains and infrequently used fixtures
Review preventative maintenance schedule for equipment
Conduct safety audit of ladders, PPE, tools, etc.
Coordinate pest control service
Meet with management to review upcoming facility needs
Qualifications:
Minimum 3 years' experience in facility or building maintenance
Strong knowledge of mechanical, plumbing, and electrical systems
Familiarity with HVAC, boiler systems, and fire safety protocols
Strong organizational and time-management skills
Ability to work independently and as part of a team
Valid driver's license and ability to lift up to 50 lbs
