The Building Maintenance position is responsible for the overall maintenance operations of The Berkeley properties, ensuring high standards of building integrity, safety, cleanliness, and compliance. This role coordinates preventive and corrective maintenance activities, manages vendor relationships, and ensures that all work is completed efficiently, professionally, and cost-effectively. This position will have a regularly scheduled week, understanding that there is an on-call rotation for after hours.

Responsibilities:
Maintenance
Respond to maintenance requests in a courteous and timely manner.
Maintain the work order database, ensuring that all jobs are documented from inception to completion.
Coordinate with General Manager to ensure accurate billing for billable jobs.
Perform general aesthetic upkeep of the building, grounds, and parking areas.
Monitor, maintain, inspect, and repair mechanical and structural equipment and systems.
Ensure all required certifications / licenses up to date.
Organize and implement preventative maintenance, safety, security, and emergency procedures (ie: Fire drills).
Manage contractors that perform any maintenance services for The Berkeley, including being the main point of contact, and ensuring timely completion of projects.
Identify areas of opportunity for repair and maintenance that may be out of scope of general duties and may require third party intervention.
Organize and manage maintenance of The Berkeley Van.
Provide shuttle service to residents, as required.
Support all departments as required (ie: garbage removal, furniture moving)
Provide proactive education to minimize similar issues and repairs.
Health, Wellness, Safety
Maintain the safety and quality standards of the company and those set by legislation.
Ensure all electrical, mechanical, and security systems of the building are maintained and in good repair.
Ensure all standards of sanitation are adhered to.
Responsible to ensure adherence to all fire procedures in fire safety drills, and that tests, checks, and inspections are completed as required.
Skills and Qualifications:
3 years proven experience in building maintenance.
Certification or hands-on work experience in HVAC/R and Plumbing.
Certification or training in mechanical, electrical, or building systems (asset).
Strong knowledge of OH&S, fire safety legislation, and maintenance best practices.
Excellent leadership, organizational, and problem-solving skills.
Effective communicator with a customer-focused attitude.
Valid NS Driver's License and clean driving record.
Experience in a seniors' living or retirement residence setting is an asset.
